Weekly Pipeline Report

The one-page weekly pipeline: what's funding, what's stuck, and whether the capital is there.

Free · v1.0.0

Install it in one line — paste a single command into Claude, ChatGPT or Cursor and it writes the skill into your project.

Free, and about thirty seconds: a work email and a six-digit code.

Screened

Downloading shares your name, firm, role, and email with The Helvetica Group. That introduction is what keeps every skill here free.

What this skill does

Turns a raw pipeline export into the one-page weekly report a principal actually reads: what is funding in the next 30 days, which deals are stuck and why, what changed since last week, and — for lenders — whether there is enough capital for what is about to close.

What it does

  • Cleans the export and flags stale close dates, duplicates and deals that moved backward
  • Compares this week to last: new, advanced, slipped, stalled, funded and dead
  • Forecasts 30- and 60-day fundings two ways — committed, and weighted by stage — with the assumptions stated
  • Checks upcoming fundings and draws against the capital you say is available
  • Ends with the yes-or-no decisions the pipeline needs this week

When to use it

  • Preparing for the weekly pipeline meeting
  • A principal or investor asks what is closing this month
  • Checking whether the fund or credit line can cover upcoming fundings
  • Deals seem to be stalling and you want to see where

What to have ready

  • A pipeline export from your CRM, LOS or spreadsheet
  • Last week's export or report, if you have it
  • Available capital, if you fund loans yourself
  • Your funding goal for the month or quarter, optionally

How to use it

  1. Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
  2. Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has [BRACKETED] placeholders, and runs a quick test with you.
  3. Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.

"Here's this week's pipeline export and last week's. Build the weekly pipeline report — we have [AMOUNT] available to fund."

What you get back

A one-page report — headline, next 30 days, stuck and slipped deals, changes, capital check and decisions needed — with an optional Excel version for keeping a weekly history.

Good to know

  • Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
  • Every draft is a starting point for your own review, not a finished decision.
  • Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.
  • Uses loan IDs or nicknames rather than borrower names, so the report is safe to forward. Stage probabilities are labeled as assumptions unless you supply your own history.

What it does
Use when a private lender, loan officer or mortgage broker needs the weekly loan pipeline report — what is closing, what is stuck, what changed since last week, and whether there is enough capital for what is about to fund. Trigger on "weekly pipeline report," "pipeline review," "where is the pipeline," "what's closing this month," "which deals are stuck," "pipeline meeting prep," "forecast fundings," "funding forecast," "do we have the capital for what's closing," "pipeline by stage," "loan pipeline summary," or when the user shares a pipeline export from a CRM, loan origination system or spreadsheet. Cleans the data, compares it to last week, flags aging and slipped deals, forecasts fundings with stated assumptions, checks them against available capital, and writes a one-page report with the decisions it needs.
What you give it
[pipeline export: CSV / XLSX / CRM report] [last week's report or snapshot, optional] [available capital, optional]

Weekly Pipeline Report

A pipeline report is only useful if it changes what someone does on Monday. Most are a list of every open loan in stage order, which tells a principal nothing they could not see in the CRM. This skill produces the opposite: a one-page report that leads with the fundings that are real, names the deals that are stuck and why, shows what moved since last week, and — for lenders who fund from a fund, investors or a credit line — checks the next 30 and 60 days of fundings against the capital that is actually available.

Step 1 — Intake

InputRequired?Notes
Pipeline export✅One row per loan: loan ID or nickname, stage, loan amount, expected close date, date entered current stage. Helpful: loan officer, broker/source, property type, state, rate, points, loan purpose, date created
Last week's snapshotHelpfulThe prior export or last week's report. Without it, the report shows current state only and says so
Stage definitionsHelpfulThe user's own stage names. Map them to the standard stages below and show the mapping
Available capitalLendersUncommitted fund cash, committed investor capital, credit-line availability, and any capital already reserved for closings
GoalsOptionalMonthly / quarterly funding target, in dollars or units
Stage probabilitiesOptionalThe user's close-rate by stage. If absent, use the defaults in Step 4 and label them as assumptions

Identify loans by a nickname or loan ID and property city (e.g. "Loan 2417 — [CITY] duplex"), not by borrower name, unless the user asks otherwise. The report may be forwarded.

Step 2 — Map stages and clean the data

Map the user's stages to this standard ladder and show the mapping in a footnote:

  1. Inquiry — request received, not yet quoted
  2. Quoted — term sheet or LOI issued
  3. Accepted — LOI signed and deposit or fees received
  4. Underwriting — third-party reports ordered, conditions open
  5. Approved — credit approval given, conditions may remain
  6. Docs — loan documents drawn or out for signature
  7. Scheduled — closing date set with title/escrow
  8. Funded — wired this period
  9. Dead — withdrawn, declined or lost, with a reason

Before any numbers, run these checks and list every problem found — do not silently fix them:
