Warehouse Line Eligibility Checker
Which loans qualify for your credit line, how much you can draw, and what's aging off
Install it in one line — paste a single command into Claude, ChatGPT or Cursor and it writes the skill into your project.
Free, and about thirty seconds: a work email and a six-digit code.

What this skill does
Tells you which of your loans count toward your warehouse or credit line and how much you can draw today. It applies the rules from your own facility agreement, never assumed ones, shows why each excluded loan fails, and warns you before loans age off or step down.
What it does
- Restates your facility's eligibility rules as a checklist, each with its section number, and flags any wording to confirm with your lender
- Tests every loan against every rule (late payments, maximum loan-to-value, time on the line, custodian delivery, excluded collateral) and lists all the reasons a loan fails
- Applies advance rates, step-downs for loans that have sat on the line too long, and concentration limits by sponsor, state or product
- Calculates the borrowing base, your availability, or the shortfall if you are over-advanced
- Shows which fixes actually cure a shortfall and which don't, such as pledging another loan from a sponsor already at the limit
- Keeps a watch list of loans about to lose eligibility or step down, with the dollar effect
When to use it
- Before you prepare the borrowing base certificate
- Before you pledge a new loan or plan a draw
- A loan has gone late and you need to know what it does to availability
- Your facility lender has flagged a shortfall
What to have ready
- Your loan list with balances, values, days late, sponsor and date pledged
- The eligibility and borrowing-base sections of your facility agreement
- Advance rates and concentration limits
- The facility amount and what is currently drawn
How to use it
- Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
- Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has
[BRACKETED]placeholders, and runs a quick test with you. - Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.
"Here's our loan tape as of [DATE] and the eligibility schedule from our [LENDER NAME] line. We've drawn [AMOUNT]. What's our availability, and which loans are about to age off?"
What you get back
A headline availability figure, a loan-by-loan eligibility table with reasons, the concentration test, a line-by-line borrowing base calculation, tested cure options and a watch list.
Good to know
- Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
- Every draft is a starting point for your own review, not a finished decision.
- Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.
- Every threshold comes from your facility documents. Anything missing is marked not provided, and the facility lender's own calculation governs.

Warehouse Line Eligibility Checker
A credit facility is only as useful as the loans that qualify for it. Lenders get caught short when a loan quietly ages off the line, a single sponsor's loans exceed a concentration limit, or a borrower goes 30 days late the week the borrowing base certificate is due. This skill applies the facility's own rules — taken from the credit agreement, never assumed — to the current loan list, shows exactly which loans count and at what value, and says what the availability or shortfall is.
Works for warehouse lines, repurchase (repo) facilities, revolving credit facilities secured by a loan portfolio, and loan-on-loan financing; bridge, fix-and-flip, construction, DSCR/rental and small-balance commercial collateral. It computes; it does not replace the facility lender's own determination, which governs.
Step 1 — Intake
| Input | Required? | Notes |
|---|---|---|
| Loan list | ✅ | One row per loan: ID, sponsor/borrower group, product, state, UPB (funded balance), commitment, value and value date, days past due, date pledged to the line, custodian status |
| Eligibility criteria | ✅ | The definition of an eligible loan from the credit agreement or its schedule — paste the section, don't summarize it |
| Collateral value definition | ✅ | How each loan's value for the line is measured (for example, lesser of UPB, price paid and a percentage of property value) |
| Advance rates | ✅ | By product, age bucket or LTV band, as the agreement states them |
| Concentration limits | ✅ | Per sponsor, state, product, construction, loan size, or top-N — and whether each is measured against the borrowing base, the commitment, or the eligible pool |
| Aging / dwell limits | ✅ | Days on the line before the advance rate steps down or the loan becomes ineligible |
| Facility amount and amount outstanding | ✅ | Commitment (and any sublimits) and current principal drawn |
| Lender's marks | Repo: ✅ | On many repo facilities the buyer sets market value in its discretion. Use the buyer's latest marks as an input; never estimate them |
| Reserves or holdbacks | If any | Interest reserves, required liquidity, or other deductions from the borrowing base |
Minimum viable: the loan list, the eligibility section and the advance rates. If concentration
