What this skill does

Reviews a title commitment against the ALTA/NSPS survey and takes a position on each exception.

What it does

  • Classifies every exception as permitted or objectionable
  • Identifies survey issues, not just title issues
  • Recommends the title insurance endorsements worth requesting
  • Drafts a title objection letter outline

When to use it

Use this skill when you have received a title commitment and/or ALTA survey for a property under contract and need a systematic review before closing. It is the right tool whenever you need to classify Schedule B-II exceptions, flag encroachments or access issues, determine which endorsements are appropriate, or prepare a formal title objection letter for the seller.

What to have ready

  • The full title commitment (Schedule A, Schedule B-I Requirements, Schedule B-II Exceptions), or a description of the key contents
  • The ALTA/NSPS survey (or a written description of survey findings, encroachments, easements, and flood zone designation)
  • Property address, county, and state
  • Buyer entity name and purchase price (for Schedule A verification)
  • Seller entity name (to verify current owner matches)
  • The PSA's definition of "Permitted Exceptions" and the title objection deadline (if known)
  • …and a few more items the skill will ask for as it goes

How to use it

  1. Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
  2. Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has [BRACKETED] placeholders, and runs a quick test with you.
  3. Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.

"Use the Title & Survey Reviewer skill — I've got the full title commitment, or a description of the key."

What you get back

A structured report covering schedule a review, schedule b1 requirements, schedule b2 exception analysis, survey issues, endorsement recommendations, title insurance gap analysis, and objection letter outline. You get it as readable analysis plus the underlying data, so it can feed straight into a memo or another skill.

Good to know

  • Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
  • Every draft is a starting point for your own review, not a finished decision.
  • Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.
