What this skill does

Assesses who is actually paying the rent and how durable that is.

What it does

  • Evaluates tenant mix and creditworthiness
  • Identifies concentration risk
  • Reviews the lease expiration schedule and renewal probability
  • Produces a portfolio-level tenant quality score for underwriting

When to use it

Use this skill when you have a property's rent roll and need to assess the quality and stability of the current tenant base before making an acquisition decision. It is most valuable during due diligence when you want to understand how much revenue is at risk from non-renewals, identify problematic concentrations, and set defensible bad-debt and vacancy assumptions for your underwriting model.

What to have ready

  • Rent roll data — unit number, tenant name, lease start date, lease end date, monthly rent, security deposit, unit status (occupied/vacant/NTV/down/model/employee)…
  • Property details — property name, address, total unit count, property class (A/B/C/D), and target tenant profile
  • Market rent data (optional) — market rents by unit type for comparison; if not provided, reference the Multifamily Benchmarks knowledge base
  • Payment history summaries (optional) — if the seller provides delinquency or payment history data, include it
  • Section 8 contract rents (optional) — if any units are subsidized, provide the HAP contract amounts

How to use it

  1. Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
  2. Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has [BRACKETED] placeholders, and runs a quick test with you.
  3. Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.

"Use the Tenant Credit Analyst skill — I've got rent roll data unit number, tenant name, lease start date."

What you get back

A structured report covering processing method, batch count, tenant roster summary, tenant mix, concentration risks, lease expiration schedule, and renewal analysis. You get it as readable analysis plus the underlying data, so it can feed straight into a memo or another skill.

Good to know

  • Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
  • Every draft is a starting point for your own review, not a finished decision.
  • Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.
