Tax and Insurance Expiration Tracker

One calendar of every tax installment and policy expiration across your book

Free · v1.0.0

Install it in one line — paste a single command into Claude, ChatGPT or Cursor and it writes the skill into your project.

Free, and about thirty seconds: a work email and a six-digit code.

What this skill does

Protects your collateral from the two things that can wipe it out even when payments are current: an unpaid property tax, which usually outranks your loan, and an uninsured loss. Puts every tax installment and policy expiration across your loans on one calendar, grades each one, and drafts the requests for renewals and proof of payment.

What it does

  • Builds one calendar with a row for every tax installment and every insurance policy in the portfolio
  • Grades each item green, amber or red, and treats anything unknown as amber rather than assuming it is fine
  • Checks each policy for the usual gaps: the wrong mortgagee wording, limits below the loan, a vacant property on the wrong policy, builder's risk about to run out
  • Prepares the decision on force-placed insurance or paying delinquent taxes yourself, with the clause that allows it
  • Drafts one request per borrower, insurance agent or servicer covering everything they owe

When to use it

  • Your monthly or quarterly portfolio review
  • A cancellation notice or county delinquency notice arrives
  • A batch of policies is about to renew
  • You are not sure taxes were paid on your non-escrowed loans

What to have ready

  • Your loan list with property addresses and which loans are escrowed
  • Insurance certificates or declarations pages
  • Tax installment dates and payment status
  • Your insurance requirements from the loan documents

How to use it

  1. Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
  2. Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has [BRACKETED] placeholders, and runs a quick test with you.
  3. Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.

"Here's our loan list and the insurance certificates we have on file. What expires or comes due in the next [NUMBER] days, and draft the renewal requests."

What you get back

A graded tracker — red items, amber items, a dated calendar, coverage gaps, decision memos and draft requests — plus a list of missing data and who can supply it.

Good to know

  • Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
  • Every draft is a starting point for your own review, not a finished decision.
  • Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.
  • Always confirms a lapse or delinquency with the carrier, agent or county before suggesting a remedy. Force-placed insurance and tax-sale rules vary by state — confirm with counsel.

This skill drafts; it does not decide. Its output is not legal, tax, accounting, appraisal, or investment advice, and using it creates no attorney-client, fiduciary, or advisory relationship. Nothing it produces is a commitment to lend or an offer to sell a security. tax-and-insurance-expiration-tracker
What it does
Use when a private lender or servicer needs to keep property taxes and insurance current across a loan portfolio. Trigger on "which policies expire this month," "insurance tracker," "tax tracker," "who hasn't sent proof of insurance," "the policy lapsed," "we got a cancellation notice," "are the taxes paid on our loans," "delinquent taxes on [property]," "should we force- place insurance," "request renewal certificates," "tax installment due next month," or when a portfolio list, insurance certificates, cancellation notices or county tax records are shared. Builds one calendar of every tax installment and policy expiration, grades each loan green/amber/red, flags lapses, coverage gaps and force-placed insurance decision points, and drafts the borrower and agent requests for renewals and proof of payment. Draft-only.

Tax and Insurance Expiration Tracker

Two things can wipe out a private lender's collateral without the borrower missing a single payment: a property tax lien, which in most places outranks the mortgage, and an uninsured loss. Both are preventable, and both are usually caught late because the information sits in fifty separate insurance certificates and county websites. This skill puts every tax installment and every policy expiration on one calendar, grades the book, and drafts the chase.

Works for any serviced portfolio: bridge and fix-and-flip (non-escrowed, highest risk), DSCR rental, construction (builder's risk), land and small-balance commercial.
