Free, and about thirty seconds: a work email and a six-digit code.

What this skill does

When a construction or rehab loan stalls — the contractor walks off, the borrower runs out of cash, or the permit lapses — this protects the property first, works out why it stopped and what it costs to finish, compares every way out on money recovered and time, and lays out the next 90 days.

What it does

  • Starts with a two-week protection checklist: site security, insurance, weather, title and lien update, permits
  • Diagnoses the cause — contractor failure, budget overrun, borrower out of cash, permits, missing funds or market — from the evidence
  • Builds an independent cost to complete, including the premium a replacement contractor charges
  • Compares borrower cure, replacement contractor, deed in lieu, foreclose-and-finish and sell-as-is on lender cash, time and net recovery
  • Writes a 30/60/90-day plan and a list of questions for counsel

When to use it

  • Work on a construction or rehab project has stopped
  • The contractor has left or subcontractors are filing liens
  • The interest reserve ran out before the project was finished
  • You need to decide whether to finish the project yourself

What to have ready

  • Loan balances: disbursed, holdback left, unpaid interest
  • The latest inspection and draw history
  • What happened, and any lien or permit notices
  • As-is and as-complete values, if you have them

How to use it

  1. Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
  2. Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has [BRACKETED] placeholders, and runs a quick test with you.
  3. Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.

"The contractor walked off [ADDRESS] at about [PERCENT]% complete. We've disbursed [AMOUNT], [AMOUNT] of holdback is left and two subs filed liens. What are our options?"

What you get back

A rescue plan with an immediate protection checklist, the diagnosis, cost to complete and funding gap, an options table with net recovery and timeline for each path, a recommended path and fallback, a 30/60/90-day plan, and questions for counsel.

Good to know

  • Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
  • Every draft is a starting point for your own review, not a finished decision.
  • Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.
  • It is narrower than a general problem-loan analysis — built for construction — and it routes every legal question (liens, notices, foreclosure, deeds in lieu) to counsel.

Legal disclaimer

This skill drafts; it does not decide. Its output is not legal, tax, accounting, appraisal, or investment advice, and using it creates no attorney-client, fiduciary, or advisory relationship. Nothing it produces is a commitment to lend or an offer to sell a security. Verify every number, date, citation, and conclusion against the source documents, and have a qualified professional licensed in the relevant jurisdiction review the work before you rely on it or send it to a borrower, investor, counterparty, or regulator. Laws, rates, and market data change. The final work product is yours.

What it does
Use when a construction or rehab loan has stalled and the lender needs a plan. Trigger on "the project stalled," "the contractor walked off," "the GC went under," "no work on site for six weeks," "the borrower is out of money," "the budget blew up," "stop-work order," "permit expired," "subs filed liens," "reserve ran out mid-build," "should we finish it ourselves," "protective advance," "deed in lieu or foreclose," "cost to complete," or when an inspection, lien notice, or borrower email says work has stopped. Diagnoses why, secures the site and the collateral first, gets an independent cost to complete, compares borrower cure, replacement contractor, protective advances, deed in lieu, foreclose-and-complete, and sell-as-is on net recovery and time, and writes a 30/60/90-day plan. Draft only; counsel and the lender decide.

Stalled Project Rescue Plan

A stalled construction loan loses value every week it sits: the open frame takes weather, the permit clock runs, the subs file liens, the copper walks off the site, and the borrower's attention goes to the next deal. The lender's leverage and options shrink fastest in the first month. This skill turns a stalled project into a plan: why it stopped, what it costs to finish, what each exit recovers and how long it takes, and what happens in the next 30, 60, and 90 days.

Works for: stalled ground-up and heavy-rehab loans on residential and small commercial projects.

How it differs from `problem-loan-and-modification-analyst`. That skill works any troubled commercial loan: impairment, risk rating, accrual, accounting, and the full menu of workout paths. This one is narrower and construction-specific — site protection, cost to complete, contractor replacement, lien exposure, protective advances, and completing the building as the lender. Use that skill for classification and accounting; use extension-workout-strategy-builder if the project is finished and only the maturity is the problem.
