Site Visit Inspection Report

Plan a lender site visit and turn notes and photos into a report someone can act on

Free · v1.0.0

Install it in one line — paste a single command into Claude, ChatGPT or Cursor and it writes the skill into your project.

Free, and about thirty seconds: a work email and a six-digit code.

Screened

Downloading shares your name, firm, role, and email with The Helvetica Group. That introduction is what keeps every skill here free.

What this skill does

Makes a lender's property visit count. Before the visit it gives you a prep sheet, a photo shot list and safety rules; afterwards it turns your notes and photos into a structured report with a risk rating and follow-up actions.

What it does

  • Builds a visit prep sheet for the visit type: pre-funding, rehab progress, monitoring, default, maturity or REO
  • Records exterior and interior condition with simple condition codes and photo references
  • Reads occupancy from the evidence, and flags signs the borrower may be living in a business-purpose property
  • Compares visible work with the rehab budget and draws funded, and shows any money funded ahead of the work
  • Rates the risk from no concerns to urgent and lists follow-up actions with an owner and due date

When to use it

  • Before funding, to confirm the property matches the file
  • Between draw inspections on a rehab or construction loan
  • When a borrower stops responding or a loan is in default
  • Before a maturity, extension or REO decision

What to have ready

  • The property address and visit type
  • What the file says about the property and its occupancy
  • The rehab budget and draws funded, for progress visits
  • Your notes and photos after the visit

How to use it

  1. Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
  2. Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has [BRACKETED] placeholders, and runs a quick test with you.
  3. Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.

"I visited [ADDRESS] today for a rehab progress check — notes and photos attached. We've funded [AMOUNT] of the [BUDGET] rehab budget. Write up the report."

What you get back

A visit prep sheet beforehand, then a site visit report: file versus observed, exterior and interior condition, occupancy, work progress against budget, safety and vacancy risk, a photo log, a risk rating and follow-up actions.

Good to know

  • Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
  • Every draft is a starting point for your own review, not a finished decision.
  • Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.
  • It reports only what was seen, labels progress estimates as observational rather than a certified draw inspection, and never advises entering an unsafe or occupied property without consent.

Legal disclaimer

This skill drafts; it does not decide. Its output is not legal, tax, accounting, appraisal, or investment advice, and using it creates no attorney-client, fiduciary, or advisory relationship. Nothing it produces is a commitment to lend or an offer to sell a security. Verify every number, date, citation, and conclusion against the source documents, and have a qualified professional licensed in the relevant jurisdiction review the work before you rely on it or send it to a borrower, investor, counterparty, or regulator. What it does
Use when someone from a lender or servicer is visiting a property — before funding or after — and needs a structured report. Trigger on "site visit," "property visit," "drive-by," "I'm going out to see the property," "write up my site visit," "pre-funding inspection," "check on the rehab," "is anyone living there," "is the property secured," "borrower stopped answering — go look," "maturity visit," "REO check," "photo checklist for the visit," or when field notes, photos, or a voice memo from a visit are dropped in. Prepares the visit (what to bring, what to shoot, safety rules), then turns notes and photos into a report covering exterior and interior condition, occupancy, work progress against the budget and draws, safety and vacancy risk, a photo log, a risk rating, and follow-up actions with owners and dates. Not a licensed inspection.

Site Visit Inspection Report

A lender's site visit is often the only time anyone on the lending side sees the collateral with their own eyes — and most visit write-ups say "property looks fine" and three blurry photos. The visits that matter catch the things no document shows: tenants in a house the application called vacant, a rear door kicked in, a code-violation notice on the porch, a kitchen funded two draws ago that is still a stack of boxes in the garage. This skill makes the visit structured before it happens and turns what was seen into a report someone can act on.

Works for: pre-funding collateral visits, rehab and construction progress checks between formal draw inspections, post-funding monitoring, default and "borrower gone quiet" visits, maturity and extension visits, and REO checks. It does not replace a licensed home inspection, a property condition assessment, an appraisal, or the third-party draw inspection that construction-draw-reviewer relies on. For estimating a capital budget from a condition survey on an apartment property, use physical-inspection-analyst.

Field notes, photos, voice memoAfter the visitThe raw material for the report

Minimum viable (prep): address, visit type, and what the file says. Minimum viable (report): notes and photos. Anything not observed is not observed, never assumed.

Before the visit, produce a one-page prep sheet: what to verify for this visit type, the photo shot list (Step 4), the budget lines to look at, and the safety rules (Step 2).

Step 2 — Safety and access rules

Put these at the top of every prep sheet.
