Loan Servicing Setup
Board a loan for third-party servicing without a mis-boarded accrual
Install it in one line — paste a single command into Claude, ChatGPT or Cursor and it writes the skill into your project.
Free, and about thirty seconds: a work email and a six-digit code.
Downloading shares your name, firm, role, and email with Servicing Pros. That introduction is what keeps every skill here free.
What this skill does
Assembles and validates the boarding package you send to a third-party servicer, then catches the arithmetic and date conflicts that cause a rejected or mis-boarded loan. A servicer boards exactly what you tell it — a wrong interest basis silently mis-accrues for the life of the loan and makes every payoff demand wrong.
What it does
- Collects every field the servicer's setup form asks for — boarding terms, borrower and lender records, property detail, and the document set
- Reconciles lender funding amounts against the principal balance before submission
- Checks the interest accrual basis, first payment date, and maturity date against each other
- Flags a submission landing inside the servicer's lead time, which costs a rush fee
- Returns a short list of what is still missing rather than filling gaps with assumptions
When to use it
- A loan has funded and the next step is boarding it for servicing
- You are transferring servicing from one servicer to another
- A servicer rejected a submission and you need to find what conflicts
- You want the boarding numbers checked before anyone types them into a form
What to have ready
- Funded loan terms — principal, rate, accrual basis, payment structure, and maturity
- Lender funding detail, including each participant's amount
- Borrower and property records
- The closing documents — note, security instrument, guaranty, and insurance
- First payment date and your target boarding date
How to use it
- Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
- Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has
[BRACKETED]placeholders, and runs a quick test with you. - Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.
"Board the Oakview loan for servicing — it funded Friday, here's the closing package."
What you get back
A complete, internally consistent boarding package — every field accounted for, every number reconciled — plus a short list of outstanding items.
Good to know
- Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
- Every draft is a starting point for your own review, not a finished decision.
- Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.

Nothing it produces is a commitment to lend or an offer to sell a security. Verify every number, date, citation, and conclusion against the source documents, and have a qualified professional licensed in the relevant jurisdiction review the work before you rely on it or send it to a borrower, investor, counterparty, or regulator. Loan Servicing Setup
The deliverable is a complete, internally consistent boarding package — every field the servicer asks for, every required document accounted for, and every number reconciled — plus a short list of what is still missing.
The job is not typing into a form. It is catching the conflict before submission. A servicer boards exactly what you tell it: a wrong interest basis silently mis-accrues for the life of the loan and makes every payoff demand wrong; lender funding amounts that don't sum to the principal balance stop the submission cold; a submission that lands inside the servicer's lead time costs a rush fee.

Not legal, tax, or accounting advice. The servicer's boarding governs how the loan actually accrues and reports. Where this skill flags a tax-reporting consequence, it is flagging it for a professional, not resolving it.
Step 0 — Hard stops
Run these before collecting a single field. Each one means the submission should not be started, or should not be started without a phone call first.
| Condition | Why it stops |
|---|---|
| Consumer-purpose loan | Servicing Pros does not service consumer-purpose loans. The form says so and routes you to call. Do not answer "Business" to get past the gate. |
| Residential collateral occupied by the borrower | The P1 occupancy list literally reads Borrower - (NO CONSUMER PURPOSE LOANS). Borrower occupancy on residential collateral is consumer-purpose territory until someone proves otherwise. Confirm and record it even when the answer is obviously no. |
| Loan is +60 days delinquent, in forbearance, foreclosure, or bankruptcy, or past maturity | The form shows a stop notice and requires management review before the loan is accepted. Call first. |
| Seller carry back | Same stop notice — management reviews before acceptance. |
