Install it in one line — paste a single command into Claude, ChatGPT or Cursor and it writes the skill into your project.

Free, and about thirty seconds: a work email and a six-digit code.

Downloading shares your name, firm, role, and email with Avi Hacker, J.D.. That introduction is what keeps every skill here free.

What this skill does

Turns a construction schedule into a delivery date you can rely on, tests that date against the loan maturity, extension tests, interest reserve and tenant delivery deadlines, and prices what each month of slip costs.

What it does

  • Tests whether the contractor's schedule is usable as a control document at all
  • Finds the critical path and float and gives a risk-adjusted finish date, not just the contractor's date
  • Checks long-lead equipment, weather, labor and certificate-of-occupancy dependencies
  • Runs the money tests: loan maturity, extension tests, reserve runway, rate cap expiry and pre-lease delivery dates
  • Prices the monthly cost of delay and rejects recovery plans that only change the schedule on paper

When to use it

  • Monthly monitoring of a construction loan
  • The project is slipping and the interest reserve is draining
  • The borrower asks for a maturity extension
  • Reporting to an investment committee or equity partner

What to have ready

  • The baseline and current schedules with their data dates
  • Permit status, procurement log and change order log
  • Construction loan terms: maturity, extension tests, reserve balance
  • The lease-up plan and any pre-leases with delivery dates

How to use it

  1. Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
  2. Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has [BRACKETED] placeholders, and runs a quick test with you.
  3. Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.

"Here is the latest schedule update for [PROJECT]. Does delivery still clear our loan maturity and interest reserve, and what does each month of slip cost?"

What you get back

A delivery forecast, a milestone risk table, pass/fail money tests, a monthly delay cost and a priced recovery plan.

Good to know

  • Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
  • Every draft is a starting point for your own review, not a finished decision.
  • Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.
  • Delay entitlement, concurrent delay and damages are contract and counsel questions. Market figures cited by the author are dated and directional.
