Free, and about thirty seconds: a work email and a six-digit code.

Screened

Downloading shares your name, firm, role, and email with Avi Hacker, J.D.. That introduction is what keeps every skill here free.

What this skill does

Map every anchor and co-tenancy clause, model the dark-anchor cascade, and rate the risk.

When to use it

Use this skill during acquisition diligence, refinancing, asset management, or a watch-list review of a multi-tenant U. S.

What to have ready

  • Rent roll with suite, SF, tenant, term, expirations, options, and current rent actually being billed
  • Full lease stack for anchors, junior anchors, and any tenant with co-tenancy rights, including amendments, side letters, and estoppels
  • Recorded REA / OEA / ECR / COREA, plus any operating covenants, supplemental agreements, and the title report
  • Site plan with parcel and ownership boundaries showing which boxes the landlord owns, ground-leases, or does not own at all
  • Tenant sales reports where reported, and any anchor closure notices, going-dark notices, or bankruptcy filings
  • Trade area and competitive supply context, and the local broker's view of replacement demand for the box
  • …and a few more items the skill will ask for as it goes

How to use it

  1. Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
  2. Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has [BRACKETED] placeholders, and runs a quick test with you.
  3. Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.

"Use the Retail Co-Tenancy & Anchor Risk Analyst skill — I've got the rent roll with suite, sf, tenant, term, expirations."

What you get back

A structured report covering anchor inventory, co-tenancy clause map, dark-anchor cascade scenario, rea / oea re-tenanting test, replacement-anchor assessment, and mitigation plan. You get it as readable analysis plus the underlying data, so it can feed straight into a memo or another skill.

Good to know

  • Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
  • Every draft is a starting point for your own review, not a finished decision.
  • Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.

Legal disclaimer

This skill drafts; it does not decide. Its output is not legal, tax, accounting, appraisal, or investment advice, and using it creates no attorney-client, fiduciary, or advisory relationship. Nothing it produces is a commitment to lend or an offer to sell a security. Verify every number, date, citation, and conclusion against the source documents, and have a qualified professional licensed in the relevant jurisdiction review the work before you rely on it or send it to a borrower, investor, counterparty, or regulator. Laws, rates, and market data change. The final work product is yours.

Skill name
retail-co-tenancy-and-anchor-risk-analyst
What it does
Analyzes anchor and co-tenancy risk at a U.S. multi-tenant retail center: builds the anchor inventory by ownership form (leased, ground-leased, fee-owned under an REA, or shadow), scores anchor health, maps every co-tenancy clause to its trigger, measurement base, cure and remedy, models the staged dark-anchor cascade in dollars and months, tests the REA / OEA for backfill restrictions, assesses named replacement candidates and bankruptcy assignment rules, and returns a LOW / MODERATE / ELEVATED / SEVERE rating with a mitigation plan.
When it runs
Trigger when an anchor is dark, expiring, in bankruptcy or rumored to close, when a rent roll has co-tenancy language, or when the user asks what happens to a shopping center if an anchor leaves.

Retail Co-Tenancy and Anchor Risk Analyst

Map every anchor and every co-tenancy clause at a U.S. retail center, model the dark-anchor cascade, test the REA for re-tenanting restrictions, and produce an anchor risk rating with a mitigation plan.

When to Use This Skill

Use this skill during acquisition diligence, refinancing, asset management, or a watch-list review of a multi-tenant U.S. retail asset when an anchor is dark, expiring, in bankruptcy, rumored to close, or simply large enough that its departure would reprice the center. Use it any time the rent roll shows co-tenancy language and the model does not. Standalone tenant credit work for non-retail space belongs to Office Tenant Credit and Exposure Analyst or Industrial Tenant Credit Analyst; here credit is read only as one input to anchor durability and the co-tenancy chain. This is educational decision support, not legal, tax, investment, accounting, or financing advice. Co-tenancy, continuous-operation, and liquidated-damages enforceability is state-law specific, and recorded REA / OEA interpretation is document and title specific. Have counsel review the operative documents.
