Free, and about thirty seconds: a work email and a six-digit code.

What this skill does

Adjust recent residential comps into a fair market value range without posing as an appraisal.

When to use it

Use this when you need a defensible value opinion fast — before writing an offer, before sizing a loan against collateral, or to sanity-check an appraisal or broker value that looks off. It is most valuable when the list price is the only value data point available and you need to know whether it is supportable.

What to have ready

  • Property address — full street address including city, state, and ZIP
  • List price or contract price (if known) — otherwise it is researched
  • Known property details — square footage, beds, baths, condition, and recent renovations, if you have better data than public records
  • Any comps you already have — they will be incorporated and adjusted alongside researched comps

How to use it

  1. Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
  2. Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has [BRACKETED] placeholders, and runs a quick test with you.
  3. Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.

"Use the Residential Comparable Sales Analyzer skill — I've got property address full street address including city, state."

What you get back

A structured report covering subject property, comparable sales, adjustment analysis, fair market value estimate, value range, price assessment, and suggested offer range. You get it as readable analysis plus the underlying data, so it can feed straight into a memo or another skill.

Good to know

  • Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
  • Every draft is a starting point for your own review, not a finished decision.
  • Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.

Legal disclaimer

This skill drafts; it does not decide. Its output is not legal, tax, accounting, appraisal, or investment advice, and using it creates no attorney-client, fiduciary, or advisory relationship. Nothing it produces is a commitment to lend or an offer to sell a security. Verify every number, date, citation, and conclusion against the source documents, and have a qualified professional licensed in the relevant jurisdiction review the work before you rely on it or send it to a borrower, investor, counterparty, or regulator. Laws, rates, and market data change. The final work product is yours.

Inside this skill

The actual file you get. Members can read it in full before saving it.

Skill name
residential-comps-analyzer
What it does
Builds a comparable sales analysis for a residential property — selects 5-10 recent comps, applies line-item adjustments for size, beds, baths, age, lot, condition, and location, reconciles three valuation methods into a fair market value estimate with a confidence range, and assesses whether the asking price is over or under market.
When it runs
Trigger whenever the user asks to pull comps, run a comp analysis, estimate fair market value or ARV, check whether a property is overpriced, "what's this house worth," "is the list price supportable," sanity-check an appraisal or a value opinion, or establish value before an offer or a loan is sized. Produces an adjustment grid, an FMV range, a suggested offer range, and a scored Comps Score with an explicit confidence level.
What you give it
Property address, and the list price if known (e.g. "312 Marigold Ct, Mesa AZ 85201 — listed at 465K")

Changes made by LenderSkills (MIT permits modification; changes stated here):
- Renamed from realestate-comps and repackaged as a standalone skill. The upstream
/realestate <command> router and the realestate-analyze orchestrator that invoked
this file as a subagent are not part of this package.
- Rewrote the YAML frontmatter. The upstream name: field held a display title, which
prevents the skill from loading.
- Marked the standard adjustment values as unverified planning ranges to be calibrated to
local market data, and added an explicit note that the output is not an appraisal.
- Appended the standard LenderSkills legal disclaimer.
