What this skill does
Compares every realistic way to fill a broken capital stack, then says which path actually closes.
What it does
- Breaks the capital need into paydown, reserves, capex, TI/LC, operating deficit, and costs
- Compares economics side by side: rate or preferred return, current pay vs accrual, fees, minimum multiple, redemption, upside participation, dilution, control rights
- Scores execution risk — time to close, senior-lender consent, intercreditor terms, legal complexity, exit path
- Names the best overall, fastest, least dilutive, and highest-certainty paths, plus the ones to reject
- Refuses to recommend pref or mezz without a senior-lender consent analysis
When to use it
Use this skill when a CRE asset has a refinance gap, maturity shortfall, operating deficit, capex need, or broken capital stack that may require new third-party capital.
What to have ready
- Current capital stack and ownership structure
- Existing loan payoff, maturity, and consent requirements
- Refinance gap or capital need
- Current and stabilized NOI
- Business plan, capex, leasing, and exit assumptions
- Sponsor contribution and desired control economics
- …and a few more items the skill will ask for as it goes
How to use it
- Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
- Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has
[BRACKETED]placeholders, and runs a quick test with you. - Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.
"Use the Rescue Capital Comparator skill — I've got current capital stack and ownership structure."
What you get back
A structured report covering capital need breakdown, alternative comparison, preferred path, paths to reject, and sensitivities. You get it as readable analysis plus the underlying data, so it can feed straight into a memo or another skill.
Good to know
- Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
- Every draft is a starting point for your own review, not a finished decision.
- Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.
