Works your loan book for the next deal: payoffs, top performers and check-in drafts

Free, and about thirty seconds: a work email and a six-digit code.

What this skill does

Turns the loans you already have into the next ones you make. Finds who is paying off in the coming months, ranks borrowers on how they actually performed, times the next-deal conversation to each project's stage, and drafts the check-ins — while keeping troubled loans out of any marketing.

What it does

  • Builds a payoff and maturity calendar from your loan list, including triggers like a property listed for sale or a finished build
  • Ranks borrowers on objective performance: on-time payments, timeline, budget, how the project ended and how responsive they were
  • Routes matured, defaulted or struggling loans to servicing instead of sales
  • Suggests when to raise the next deal for each loan type, and spots payoffs that move a borrower to a better leverage or pricing tier
  • Lays out loyalty options with their cost, sizes the repeat business at stake, and drafts check-in messages

When to use it

  • Your monthly or quarterly pipeline review
  • Several loans are approaching maturity
  • You are losing good borrowers to other lenders after payoff
  • You want a written loyalty program for repeat borrowers

What to have ready

  • Your loan list or servicing report with maturity dates and status
  • Payment history for the last 12 months
  • Project status and planned exit, if you have them
  • Any loyalty terms you already offer

How to use it

  1. Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
  2. Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has [BRACKETED] placeholders, and runs a quick test with you.
  3. Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.

"Here's our loan tape as of [DATE]. Who's paying off in the next 120 days, who should we call about their next deal, and draft the check-ins."

What you get back

A retention plan: loans excluded from outreach and who owns them, a dated calendar with next actions, a priority list of borrowers with talking points, loyalty options with their cost, and draft check-in messages.

Good to know

  • Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
  • Every draft is a starting point for your own review, not a finished decision.
  • Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.
  • Never markets to borrowers in trouble, never promises terms your written policy doesn't provide, and applies the same ranking criteria to every borrower.

Skill name
repeat-borrower-retention-planner
What it does
Use when a private lender wants more repeat business from borrowers already on the books. Trigger on "who's paying off soon," "maturity calendar," "which borrowers should we call about their next deal," "retention plan," "repeat borrower program," "loyalty pricing," "our best borrowers," "don't lose them to another lender after payoff," "check-in emails for borrowers near maturity," "work the book," or when a loan tape, servicing report, or portfolio list is pasted with a request to find next-deal opportunities. Builds a payoff and maturity calendar, ranks borrowers on objective performance, routes trouble loans away from marketing, times the next-deal conversation to each loan's stage, suggests loyalty terms for the lender to decide and apply consistently, and drafts check-in messages. Draft-only — nothing is sent, and no terms are promised.
What you give it
[loan tape or servicing report] [look-ahead window, e.g. 120 days] [any loyalty terms you already offer]

Repeat Borrower Retention Planner

A private lender's cheapest next loan is to a borrower who just paid one off on time. Yet most books are worked backwards: servicing sees the payoff request, the file closes, and the borrower buys their next property with whoever called them that week. This skill works the book forward — who is paying off in the next four months, who performed well enough to earn a call, what to say and when — and keeps troubled loans out of the marketing list entirely.

Works for: lenders with a book of bridge, fix-and-flip, construction, and DSCR rental loans, run by originators, relationship managers, or servicing teams. Troubled loans are routed to extension-workout-strategy-builder or problem-loan-and-modification-analyst; payoff figures come from the servicer's formal payoff statement (payoff-demand-builder drafts one), never from a marketing email. Where maturity-pipeline-manager asks "will this loan actually pay off, and when?", this skill asks the sales question that follows: "which of these borrowers do we want back, and what do we say?" Run that one first if exit risk is unknown.

Sender detailsFor drafts[SENDER NAME], [TITLE], [PHONE] placeholders

Minimum viable: loan number, borrower, maturity date, status, and payment history. Without payment history nobody can be ranked, and the output says so rather than ranking on balance.

Step 2 — Build the calendar

Put every loan in one bucket. A loan appears once.
