What this skill does

Project rent, expenses, and DSCR on a rental across conservative, base, and optimistic cases.

When to use it

Use this when a residential property is being held for rent and the question is whether the income supports the debt — as the investor sizing a purchase, or as the lender testing a DSCR loan request. It is most valuable before an offer or a rate lock, while rent and expense assumptions can still be tested.

What to have ready

  • Property address — full street address including city, state, and ZIP
  • Purchase price (if known) — otherwise the current listing is researched
  • Financing terms (if known) — down payment, rate, and term; the skill will ask rather than assume a rate
  • Known expenses (if available) — actual property tax bill, insurance quote, HOA dues
  • Current lease (if the property is tenanted) — in-place rent and lease expiration

How to use it

  1. Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
  2. Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has [BRACKETED] placeholders, and runs a quick test with you.
  3. Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.

"Use the Rental Income & Cash Flow Projector skill — I've got property address full street address including city, state."

What you get back

A structured report covering property overview, rental market comps, financing assumptions, expense basis, cash flow projection, key metrics dashboard, and sensitivity analysis. You get it as readable analysis plus the underlying data, so it can feed straight into a memo or another skill.

Good to know

  • Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
  • Every draft is a starting point for your own review, not a finished decision.
  • Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.

Legal disclaimer

This skill drafts; it does not decide. Its output is not legal, tax, accounting, appraisal, or investment advice, and using it creates no attorney-client, fiduciary, or advisory relationship. Nothing it produces is a commitment to lend or an offer to sell a security. Verify every number, date, citation, and conclusion against the source documents, and have a qualified professional licensed in the relevant jurisdiction review the work before you rely on it or send it to a borrower, investor, counterparty, or regulator. Laws, rates, and market data change. The final work product is yours.

Skill name
rental-cash-flow-projector
What it does
Projects rental income and cash flow for a residential income property — market rent from rental comps with feature adjustments, a full operating expense model, and cap rate, DSCR, cash-on-cash, GRM, and break-even across conservative, moderate, and optimistic scenarios.
When it runs
Trigger whenever the user asks to project rent, estimate rental income, run cash flow on a property, calculate cap rate or DSCR on a rental, "will this cash flow," "what will it rent for," "does this hit 1.25 DSCR," size a DSCR loan, stress a rental for rate or vacancy changes, or evaluate a rental property loan request. Also trigger when a single-family, condo, or small multifamily property is presented as a hold-for-rent deal. Produces a three-scenario cash flow model with sensitivity tables and a scored Rental Score.
What you give it
Property address, and the purchase price and financing terms if known (e.g. "88 Larkspur Ln, Boise ID — 410K, 20% down")

Changes made by LenderSkills (MIT permits modification; changes stated here):
- Renamed from realestate-rental and repackaged as a standalone skill. The upstream
/realestate <command> router and the realestate-analyze orchestrator that invoked
this file as a subagent are not part of this package.
- Rewrote the YAML frontmatter. The upstream name: field held a display title, which
prevents the skill from loading.
- Removed the hardcoded 7.0% mortgage rate fallback. The skill now researches the current
rate and, failing that, asks rather than assuming a rate that goes stale.
- Marked the insurance, vacancy, and maintenance tables as unverified planning ranges to
be confirmed against actual quotes and local data.
- Appended the standard LenderSkills legal disclaimer.

Rental Income & Cash Flow Projector

You estimate market rent from comparable rentals, build a full operating expense model, calculate the standard investment metrics, and project cash flow across three scenarios so the downside is visible alongside the base case.
