What this skill does
Turns an aging report into a collection plan and a reserve you can support.
What it does
- Analyzes A/R aging on a stabilized multifamily property
- Classifies each delinquent tenant rather than treating them as one bucket
- Calculates a defensible bad-debt reserve
- Calibrates prescribed collection actions to state eviction law
When to use it
- a defensible A/R aging analysis with portfolio-health flags
- a tenant-by-tenant collection-action list that correctly applies the oldest-band rule
- a bad-debt reserve that ties to aging-band reserve percentages and class overlays, and
- a prioritized list of red flags and escalations for the asset manager and ownership.
What to have ready
- Rent roll with A/R aging columns (Current / 1–30 / 31–60 / 61–90 / 90+, or the 4-band REIT collapse)
- Delinquency list: tenant name, unit, total balance, balance per aging band, notice status (pay-or-quit served? date?), last-payment date, lease end date
- State of property (drives eviction timeline, notice period, partial-payment waiver rules)
- Payment plans currently in force (signed written plan vs verbal; installment schedule; start date)
- Property class (A coastal / A Sun Belt / B / C / Affordable-unsubsidized / deep-value-add) — drives bad-debt benchmarks and reserve overlay
- Deposit-alternative surety product in use, if any (LeaseLock / Rhino / Jetty) — affects bad-debt-ratio comparability
- …and a few more items the skill will ask for as it goes
How to use it
- Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
- Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has
[BRACKETED]placeholders, and runs a quick test with you. - Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.
"Use the Rent Collection & Delinquency Manager skill — I've got rent roll with a/r aging columns."
What you get back
A structured report covering a/r summary, aging analysis, tenant-level action list, bad debt reserve calculation, chronic delinquents — non-renewal watchlist, write-offs recommended, and red flags & recommended escalations. You get it as readable analysis plus the underlying data, so it can feed straight into a memo or another skill.
Good to know
- Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
- Every draft is a starting point for your own review, not a finished decision.
- Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.

Rent Collection & Delinquency Manager
Analyze A/R aging on a stabilized conventional multifamily property, classify each delinquent tenant, calculate a defensible bad-debt reserve, and prescribe collection actions calibrated to state eviction law.
When to Use This Skill
Use this skill when you have an as-of-date rent roll with A/R aging columns, a delinquency list, the state in which the property sits, and (where applicable) any payment plans currently in force, and you need:
- a defensible A/R aging analysis with portfolio-health flags,
- a tenant-by-tenant collection-action list that correctly applies the oldest-band rule,
- a bad-debt reserve that ties to aging-band reserve percentages and class overlays, and
- a prioritized list of red flags and escalations for the asset manager and ownership.
This is the right skill at month-end close, on acquisition-diligence T-3 rent-roll review, and whenever portfolio receivables exceed the warning threshold defined below.
This skill does NOT cover: LIHTC / Section 8 / HUD-administrative collections, lease-up-era collections, lease-renewal retention decisions for non-delinquent tenants, or disposition-level write-off treatment — those live in their sister skills.
What You'll Need to Provide
- Rent roll with A/R aging columns (Current / 1–30 / 31–60 / 61–90 / 90+, or the 4-band REIT collapse)
- Delinquency list: tenant name, unit, total balance, balance per aging band, notice status (pay-or-quit served? date?), last-payment date, lease end date
- State of property (drives eviction timeline, notice period, partial-payment waiver rules)
- Payment plans currently in force (signed written plan vs verbal; installment schedule; start date)
- Property class (A coastal / A Sun Belt / B / C / Affordable-unsubsidized / deep-value-add) — drives bad-debt benchmarks and reserve overlay
