What this skill does
Works out how much capital a borrower is short by when an existing loan comes due — and where that money could come from.
What it does
- Builds the true all-in payoff: principal, accrued and default interest, exit fees, prepayment premium, legal and servicer costs, reserve replenishment
- Sizes supportable new proceeds against DSCR, debt yield, LTV, and LTC and takes the lowest credible test
- Separates the paydown gap from the reserve-and-cost gap so the funding plan is honest
- Maps the gap to sponsor equity, pref, mezz, bridge, sale, or discounted payoff
- Stresses the result for NOI down 5–10%, rates up 50–100 bps, and cap rates up 25–50 bps
When to use it
Use this skill when an owner needs to know how much equity, rescue capital, sale proceeds, or lender concession is required to refinance or pay off an existing CRE loan.
What to have ready
- Existing loan payoff or current balance
- Maturity date, default interest, prepayment premium, exit fees, and lender legal costs if known
- Current and stabilized NOI
- Proposed refinance terms or market terms
- Current valuation, cap rate, appraisal, or BOV
- Required reserves and closing costs
- …and a few more items the skill will ask for as it goes
How to use it
- Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
- Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has
[BRACKETED]placeholders, and runs a quick test with you. - Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.
"Use the Refinance Proceeds Gap Analyzer skill — I've got existing loan payoff or current balance."
What you get back
A structured report covering all-in payoff, supportable proceeds, gap, funding source options, sensitivity, and recommendation. You get it as readable analysis plus the underlying data, so it can feed straight into a memo or another skill.
Good to know
- Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
- Every draft is a starting point for your own review, not a finished decision.
- Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.

Refinance Proceeds Gap Analyzer
Quantify the gap between existing payoff and supportable refinance proceeds.
When to Use This Skill
Use this skill when an owner needs to know how much equity, rescue capital, sale proceeds, or lender concession is required to refinance or pay off an existing CRE loan.
What You'll Need to Provide
- Existing loan payoff or current balance
- Maturity date, default interest, prepayment premium, exit fees, and lender legal costs if known
- Current and stabilized NOI
- Proposed refinance terms or market terms
- Current valuation, cap rate, appraisal, or BOV
- Required reserves and closing costs
- Sponsor contribution and available capital sources
Mission
Calculate supportable new proceeds under DSCR, debt yield, LTV, and reserve constraints, then reconcile the proceeds gap to realistic funding sources.
Strategy
Step 1: Build the All-In Payoff
Include:
- principal balance
- accrued interest
- default interest, if applicable
- exit fees
- prepayment or yield maintenance
- lender legal and servicer costs
- required escrow or reserve replenishment
Step 2: Calculate Supportable New Loan Proceeds
Estimate proceeds from:
- DSCR
- debt yield
- LTV
- LTC, if new capital plan is part of the refinance
- lender maximum loan size
- property-type and tenant-risk overlay
Step 3: Calculate Total Gap
Use:
total_gap = all_in_payoff + required_reserves + closing_costs - supportable_new_loan
If the result is negative, identify excess proceeds only after reserves and costs are funded.
Step 4: Map Funding Sources
Compare:
- sponsor equity
- new common JV equity
- preferred equity
- mezzanine debt
- bridge / stretch senior debt
- asset sale proceeds
- discounted payoff or note purchase
Step 5: Stress the Gap
Show sensitivity to:
- NOI down 5% and 10%
- interest rate up 50 bps and 100 bps
- cap rate up 25 bps and 50 bps
