Free · v1.0.0

Install it in one line — paste a single command into Claude, ChatGPT or Cursor and it writes the skill into your project.

Free, and about thirty seconds: a work email and a six-digit code.

Downloading shares your name, firm, role, and email with Raiseli. That introduction is what keeps every skill here free.

What this skill does

Turns a loan package into the investor overview that Raiseli.com imports for a fractional-loan listing — a factual, number-heavy write-up of the deal in the exact tagged format the Raiseli importer reads, ready to paste in.

What it does

  • Reads the credit memo first, then fills gaps from the appraisal, LOI, leases, purchase agreement and borrower package
  • Writes the five core sections — Transaction Summary, Primary Collateral, Location, Borrower, Exit Strategy — each with a specific, fact-bearing subtitle
  • Adds optional sections such as Primary Tenant, Additional Collateral or Other Loan Terms only when they help an investor understand the deal
  • Handles cross-collateralized facilities offered as separate Raiseli projects, producing a matched pair of overviews
  • Keeps to the facts: no return projections, guarantees, promotional language, or borrower names, and flags missing data rather than inventing it

When to use it

  • A funded or approved loan is being listed on Raiseli for fractional investors
  • The credit memo is done and the investor-facing write-up is next
  • One loan facility is being offered as two or more Raiseli projects
  • You want every overview on your Raiseli listings to read in the same institutional voice

What to have ready

  • Loan amount, term, rate and purpose
  • Collateral description — property type, location, size and condition
  • Borrower entity type and a brief background
  • Exit strategy
  • Appraised value or a value opinion; a credit memo if you have one

How to use it

  1. Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
  2. Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has [BRACKETED] placeholders, and runs a quick test with you.
  3. Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.

"Write up this bridge loan for Raiseli — credit memo and appraisal attached."

What you get back

One copy-paste block in the Raiseli title / subtitle / content tag format, followed by a short note listing assumptions, data gaps and any optional sections added.

Good to know

  • Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
  • Every draft is a starting point for your own review, not a finished decision.
  • Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.

Legal disclaimer

This skill drafts; it does not decide. Its output is not legal, tax, accounting, appraisal, or investment advice, and using it creates no attorney-client, fiduciary, or advisory relationship. Nothing it produces is a commitment to lend or an offer to sell a security. Verify every number, date, citation, and conclusion against the source documents, and have a qualified professional licensed in the relevant jurisdiction review the work before you rely on it or send it to a borrower, investor, counterparty, or regulator. Skill name
raiseli-loan-overview
What it does
Generates the tagged HTML block that gets imported into Raiseli.com as a fractional-loan investor overview.
When it runs
Use this skill whenever the user asks for a Raiseli overview, Raiseli brochure, loan overview, investor overview, project summary, fractional loan write-up, Raiseli project description, or the "content" or "copy" for a Raiseli project. Also trigger when the user says "write up [deal] for Raiseli," "create the overview," "draft the brochure copy," "generate the project summary," "make the Raiseli summary," "put together the investor package content," or references a Raiseli Project ID (e.g., "[PROJECT-ID]"). Works from credit memos, loan folders, appraisals, LOIs, purchase agreements, leases, and borrower packages — accepts documents uploaded in chat, a local folder path, a Google Drive folder link, or a Box folder/file link or ID. Produces a copy-paste tagged HTML block in the Raiseli template format (title/subtitle/content), ready to paste directly into Raiseli.

Raiseli Loan Overview

Generates the tagged HTML body that a lender or sponsor listing a loan on Raiseli.com imports to create a fractional-loan investor overview. The output is NOT real HTML — it's a Raiseli-specific tag set (<title>, <subtitle>, <content>) that the Raiseli importer parses and renders alongside DB-driven fields (loan amount, rate, LTV, location, etc. — those come from Raiseli's backend, not from this skill's output).

The goal is a factual, data-rich, institutionally-toned write-up of the deal — parallel in tone to the credit memo but compressed and reframed for a retail accredited investor audience.

Inputs

Accept any of these as source material:

  • Uploaded documents in chat — PDFs, .docx, images (most common)
  • Local folder path — e.g., [PATH-TO-LOAN-FOLDER]
  • Google Drive folder link — use Google Drive tools to list and pull relevant files
  • Box folder or file — accepts a Box URL (e.g., https://app.box.com/folder/123... or https://app.box.com/file/456...), a folder/file ID, or a folder name to search. Use Box tools to list folder contents and read files. Common patterns:
    • Folder link or ID → list_folder_content_by_folder_id to inventory, then get_file_content for each relevant doc (credit memo, appraisal, LOI, leases). For files over 50MB or non-text formats, use get_file_preview to inspect or get_file_details for metadata.
    • Folder name only (e.g., "[DEAL NAME]") → search_folders_by_name first to resolve the folder ID, then proceed as above.
    • Individual file link or ID → get_file_content directly.
    • Prioritize loan-package files in this order: credit memo → appraisal → LOI/term sheet → leases → purchase agreement → borrower docs.

Priority source: if a credit memo is already in context or available (either from a credit-memo skill's output earlier in the conversation, or as a file in the loan folder), use it as the PRIMARY source — it already contains the narrative, numbers, and risk frame. Supplement with raw loan documents to fill gaps (tenant details, lease specifics, borrower background, appraisal conclusions).

If critical inputs are missing, ask the user to provide them before drafting. Don't invent numbers. The minimum needed to draft credibly:

  • Loan amount, term, rate, purpose (refi/acquisition/cashout/construction)
