What this skill does

Pulls asset-level analysis together into the quarterly memo investors and committees actually read.

What it does

  • Follows a 10-section institutional standard
  • Enforces a mandatory KPI checklist so nothing quietly goes missing
  • Applies consistent T-12, T-3, and variance-classification conventions
  • Produces a document ready for LP, asset committee, and IC pre-read

When to use it

  • LP reporting — the 30-to-60-day-post-quarter deliverable that an institutional limited partner (pension fund, endowment, fund-of-funds, family office) consumes as…
  • Asset committee prep — internal GP asset-management committee review; the QAR is the canonical artifact that drives "hold / re-baseline / change course" decisions.
  • IC pre-meet — when the asset is being considered for a hold/sell/refi decision or a major re-baseline, the QAR is the pre-read that anchors the IC conversation.
  • Quarter-end consolidation — as the capstone deliverable that integrates all the pack's upstream asset-management work (budget, variance, collections, renewals…

What to have ready

  • Property name, unit count, class, market, year built, GP/LP structure, acquisition date and basis
  • Original investment thesis (one sentence — value-add, core-plus, stabilized cash flow, merchant build, etc.) as stated at acquisition
  • Reporting period (e.g., Q1 2026 quarter-end date)
  • Current rent roll (point-in-time end of quarter) — for occupancy and rent snapshot
  • T-12 and T-3 NOI (computed from actuals; T-12 always, T-3 only when diagnostic per pack convention)
  • Debt schedule — balance, rate, maturity, DSCR, LTV/LTC, debt yield (point-in-time)
  • …and a few more items the skill will ask for as it goes

How to use it

  1. Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
  2. Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has [BRACKETED] placeholders, and runs a quick test with you.
  3. Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.

"Use the Quarterly Asset Review Writer skill — I've got property name, unit count, class, market, year built."

What you get back

A structured report covering executive summary / thesis status, performance snapshot, kpi dashboard, variance commentary, leasing & occupancy performance, capital projects status, and market update. You get it as readable analysis plus the underlying data, so it can feed straight into a memo or another skill.

Good to know

  • Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
  • Every draft is a starting point for your own review, not a finished decision.
  • Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.

Quarterly Asset Review Writer

Synthesize all prior Asset Management skill outputs into a publication-ready institutional Quarterly Asset Review (QAR) memo for LP, asset committee, and IC pre-read consumption — following the 10-section institutional standard, the mandatory KPI checklist, and the pack's T-12 / T-3 / variance-classification conventions.

When to Use This Skill

Use this skill at end-of-quarter when a stabilized (or value-add / lease-up) U.S. multifamily property needs its single institutional Quarterly Asset Review package prepared for:

  • LP reporting — the 30-to-60-day-post-quarter deliverable that an institutional limited partner (pension fund, endowment, fund-of-funds, family office) consumes as its primary read on whether the business plan is on track between annual audited financials.
  • Quarter-end consolidation — as the capstone deliverable that integrates all the pack's upstream asset-management work (budget, variance, collections, renewals, concessions, CapEx, NOI levers, hold/sell/refi) into one LP-ready narrative.

This skill is not a substitute for the monthly flash report (kept to 1–3 pages of headline KPIs) nor for annual audited financials (GAAP statements delivered 90–120 days after fiscal year-end). It is the narrative-plus-tables quarterly document that sits between them per knowledge/asset-management-reporting-standards.md §LP Report Cadence.
