What this skill does
Reads the PSA the way a buyer's counsel would.
What it does
- Works through the agreement clause by clause
- Surfaces the risk provisions rather than summarizing the document
- Tracks all deadlines the contract creates
- Produces a structured analysis oriented to protecting the buyer
When to use it
Use this skill when you have received a draft or executed Purchase and Sale Agreement for a commercial real estate acquisition and need a systematic legal review. It is appropriate any time you want to identify non-standard terms, assess buyer risk exposure, build a deadline calendar, or prepare a list of recommended modifications before signing or before closing.
What to have ready
- The full text of the Purchase and Sale Agreement (paste the document or describe its key provisions)
- Buyer entity name and seller entity name
- Purchase price and earnest money amount
- Key dates you already know (expected closing date, due diligence period length, if available)
- Any due diligence findings, environmental reports, or financing terms that are relevant to the PSA review
- The property address and state (for jurisdiction-specific context)
How to use it
- Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
- Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has
[BRACKETED]placeholders, and runs a quick test with you. - Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.
"Use the PSA Reviewer skill — I've got the full text of the purchase and sale agreement."
What you get back
A structured report covering key terms table, contingency deadline tracker, rep warranty summary, indemnification analysis, risk flags, recommended modifications, and deadline calendar. You get it as readable analysis plus the underlying data, so it can feed straight into a memo or another skill.
Good to know
- Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
- Every draft is a starting point for your own review, not a finished decision.
- Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.

Strategy
Step 1: Review PSA Structure and Key Provisions
- Identify parties, property description, purchase price, and closing date
- Confirm legal descriptions match title commitment and survey
- Verify entity names match formation documents and deal terms provided
- Note any defined terms that narrow or expand standard meanings
Step 2: Analyze Contingency Periods
- Due Diligence: Start date, end date, termination rights, deposit refund provisions
