What this skill does
Builds a list of the right people to contact — mortgage brokers active in a market, investors who just bought properties, builders, or local real estate businesses — qualifies each one against clear criteria, and scores them so outreach goes to the best first. Every prospect comes with the source that justifies them.
What it does
- Defines the ideal prospect and the signals that show they need you now
- Finds candidates through public sources and prospecting tools
- Qualifies and scores each one with a cited reason
- Outputs a lead sheet ready for your CRM
- Builds compliance and platform-rules guardrails into the process
When to use it
- Building a broker network in a new market
- Looking for active flippers or landlords to reach
- Your outreach list is old or unqualified
- Before starting a cold-email or call campaign
What to have ready
- Who you want to reach and in which markets
- What makes someone a good prospect for you
- Tools you have access to (CRM, data providers)
- How many prospects you need
How to use it
- Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
- Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has
[BRACKETED]placeholders, and runs a quick test with you. - Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.
"Build a list of [NUMBER] mortgage brokers in [STATE] who have placed bridge or fix-and-flip deals in the last year, scored by fit."
What you get back
A scored prospect list with sources, a qualification reason for each, and suggested first steps.
Good to know
- Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
- Every draft is a starting point for your own review, not a finished decision.
- Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.
- Cold email must follow CAN-SPAM; calls and texts to cell phones need care under the TCPA and do-not-call rules. Don't buy phone or text lists — a skip-traced or purchased number is not consent to call or text. The package warns against scraping LinkedIn and similar sites — follow it. Pair with Cold Email and Lead Research Assistant.
