What this skill does

Checks the insurance the borrower delivered against what the lender requires, before funding. Catches the wrong mortgagee wording, a homeowner policy on a vacant flip, coverage based on depreciated value, missing flood or rent-loss coverage and a policy that starts too late — then drafts one clear correction request to the insurance agent.

What it does

  • Confirms what each document actually proves — a certificate is not a policy, and a quote is not coverage
  • Checks the insured's name, the mortgagee clause wording, the policy type and the coverage amount
  • Flags coverage gaps for vacant, under-renovation, under-construction and short-term rental properties
  • Works out the flood coverage needed from your flood zone determination
  • Checks liability limits, deductibles, rent-loss coverage, policy dates and cancellation notice
  • Separates fixes the agent can endorse quickly from problems that need a new policy, so you can reset the closing date early

When to use it

  • A binder, evidence of insurance or declarations page arrives
  • Before clear-to-close on any loan
  • The property will be vacant or under renovation
  • The property is in a flood zone or a coastal wind area

What to have ready

  • The insurance documents the borrower's agent sent
  • Your insurance requirements, including your exact mortgagee wording
  • The loan amount, closing date and property status
  • Your flood zone determination and a replacement cost estimate

How to use it

  1. Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
  2. Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has [BRACKETED] placeholders, and runs a quick test with you.
  3. Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.

"Here's the binder for [PROPERTY ADDRESS] — [LOAN TYPE] loan of [AMOUNT], property will be vacant during rehab, flood zone [ZONE]. Does it meet our requirements? Draft the letter to the agent."

What you get back

An acceptable, acceptable-with-corrections or not-acceptable result, a line-by-line checklist, the flood analysis, the effect on the closing date, and a draft correction letter to the agent.

Good to know

  • Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
  • Every draft is a starting point for your own review, not a finished decision.
  • Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.
  • The letter to the agent contains only property and policy details, never the borrower's financials; flood rules are flagged for your counsel; and nothing is sent for you.

property-insurance-requirements-checker
What it does
Use when a lender, processor, or closer needs to check a borrower's insurance evidence against the lender's requirements before funding. Trigger on "check the insurance," "review the binder," "is the mortgagee clause right," "does the dec page meet our requirements," "do they need flood," "the property is vacant — is it covered," "do they need builder's risk," "is the rent loss coverage there," "insurance deficiency letter," or when an evidence of property insurance, certificate, binder, declarations page, or flood policy arrives on a bridge, fix-and-flip, construction, DSCR, or commercial file. Checks named insured, mortgagee clause, policy form, coverage amount and valuation, vacancy and renovation coverage, flood, liability, deductibles, term and rent loss, and drafts one deficiency letter to the agent. Lender-side compliance check; draft-only.
What you give it
[insurance evidence] [lender's insurance requirements] [loan amount, property status, flood zone]

Property Insurance Requirements Checker

The insurance binder is one of the last documents in and one of the most often wrong. The mortgagee clause names the lender without "its successors and/or assigns," the policy is a homeowner form on a vacant investment property, the dwelling limit is actual cash value, the flood zone was never checked, or the policy starts the day after funding. Each of these can leave the lender unprotected on the one day it matters. This skill checks the evidence line by line against the lender's requirements and drafts a single, specific deficiency letter to the agent.

Works for bridge, fix-and-flip, ground-up construction, DSCR rental and small-balance commercial loans. It is the lender's compliance check on what the borrower delivered; choosing and buying coverage for an acquisition is a different job, handled by insurance-coordinator. Once the loan has funded, tax-and-insurance-expiration-tracker watches renewals for the life of the loan.

Step 1 — Intake

InputRequired?Notes
Insurance evidence✅Evidence of property insurance form, certificate of liability insurance, binder, declarations page, and flood policy or quote. Say which you have — a certificate alone does not amend a policy
Lender's insurance requirements✅Exact mortgagee clause wording, coverage rules, deductible limits, liability limits, notice terms. If none, use Step 3's defaults and label each
Loan amount and closing date✅
Property status✅Occupied rental, short-term rental, vacant, under renovation, under construction, owner-occupied
Replacement cost estimate✅From the insurer's estimator, the appraisal's cost approach, or the construction budget
Flood zone determination✅The lender's own determination — not the borrower's statement
Borrower's exact legal name✅To check the named insured
Agent contactFor the letter[AGENT NAME] placeholder if not given

Minimum viable: the evidence, the loan amount, the property status and the borrower's legal name. Without a flood determination, the flood check is marked not performed and listed as a condition.
