Build city and loan-type pages at scale — "bridge loans in [CITY]" — without thin content

Install it in one line — paste a single command into Claude, ChatGPT or Cursor and it writes the skill into your project.

Free, and about thirty seconds: a work email and a six-digit code.

Screened

Downloading shares your name, firm, role, and email with Corey Haines. That introduction is what keeps every skill here free.

What this skill does

Lenders and brokers are searched for by place and loan type: "hard money lender Phoenix", "DSCR loans Texas". This skill plans a set of template-driven pages for each market and program, with enough genuinely local, useful content on each that search engines rank them rather than penalize them.

What it does

  • Finds the keyword patterns worth building pages for
  • Designs the page template and what makes each page unique
  • Plans the data each page needs and where it comes from
  • Sets the internal linking and indexing rules
  • Flags thin or duplicate pages before they hurt the site

When to use it

  • Expanding into new states or cities
  • Competitors rank with a page for every city
  • Adding many loan-program and property-type combinations
  • Existing location pages aren't ranking

What to have ready

  • Your markets and loan programs
  • Local data you can publish (deals closed, market facts, local team)
  • Your site platform
  • Search-volume data, if available

How to use it

  1. Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
  2. Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has [BRACKETED] placeholders, and runs a quick test with you.
  3. Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.

"Plan location pages for our [LOAN PROGRAM] across [STATES] — we have closed deals in [NUMBER] cities."

What you get back

A page plan: keyword patterns, template, data sources, linking structure and quality checks.

Good to know

  • Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
  • Every draft is a starting point for your own review, not a finished decision.
  • Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.
  • Only publish pages for markets you actually lend in, and check whether advertising loans in a state requires a license there. Don't invent local deal stats. Pages that quote rates or terms are advertising: Truth in Lending (Regulation Z) rules apply to consumer-purpose loans, and many states require license disclosures on ads.

Legal disclaimer

This skill drafts; it does not decide. Its output is not legal, tax, accounting, appraisal, or investment advice, and using it creates no attorney-client, fiduciary, or advisory relationship. Nothing it produces is a commitment to lend or an offer to sell a security. Verify every number, date, citation, and conclusion against the source documents, and have a qualified professional licensed in the relevant jurisdiction review the work before you rely on it or send it to a borrower, investor, counterparty, or regulator. Laws, rates, and market data change. The final work product is yours.

Changes made by LenderSkills: None to the skill text. The upstream references/ folder
(playbooks.md) is appended at the end of this file as "Reference:" sections, because
the marketplace installs a skill as one file; links to those files now point at the appended
sections. Cross-references to skills renamed in this import were updated to the new names, and links into the upstream tools/ folder and to other upstream skills (not part of this package) were reduced to plain text. Evals were not included. A legal disclaimer is appended at the end of the file.
Otherwise the author's content is unmodified.
