What this skill does

Diagnose a troubled CRE loan, compare every workout path on net recovery, and write the action plan.

When to use it

Use this skill when a CRE credit has moved past monitoring: coverage has failed, the maturity cannot be refinanced at par, the borrower has asked for relief, the loan has been downgraded, or the file has been handed to special assets. It answers five questions in order: what grade the credit carries today, what is actually broken, what the real paths out are, which one produces the best risk-adjusted recovery, and what the institution owes in classification, accrual, valuation, and allowance treatment once the path is chosen.

What to have ready

  • Loan terms and status: current balance, rate and index, maturity, amortization, remaining interest-only, extension options and conditions, days past due, accrual status…
  • Property: type and subtype, market, occupancy, trailing 12 and trailing 3 operating statements, current rent roll with expirations, budget, and deferred maintenance or…
  • Collateral value: most recent appraisal or evaluation with effective date and value type (as-is, as-completed, as-stabilized), and any known change in market or property…
  • Sponsor and guarantors: current financial statements, verified liquidity, global cash flow, contingent liabilities to all lenders, guarantee form and enforceability, and…
  • Structure and documents: lien position, cash management status, reserve balances, recourse and carve-out triggers, covenants and defaults declared or waived…
  • The borrower's ask, if one has been made, and what is offered in exchange
  • …and a few more items the skill will ask for as it goes

How to use it

  1. Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
  2. Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has [BRACKETED] placeholders, and runs a quick test with you.
  3. Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.

"Use the Problem Loan & Modification Analyst skill — I've got the loan terms and status."

What you get back

A structured report covering diagnosis, collateral value, classification and accrual, path comparison, accounting and reporting consequences of the recommended path, workout file completeness, and action plan. You get it as readable analysis plus the underlying data, so it can feed straight into a memo or another skill.

Good to know

  • Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
  • Every draft is a starting point for your own review, not a finished decision.
  • Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.

Legal disclaimer

This skill drafts; it does not decide. Its output is not legal, tax, accounting, appraisal, or investment advice, and using it creates no attorney-client, fiduciary, or advisory relationship. Nothing it produces is a commitment to lend or an offer to sell a security. Verify every number, date, citation, and conclusion against the source documents, and have a qualified professional licensed in the relevant jurisdiction review the work before you rely on it or send it to a borrower, investor, counterparty, or regulator. Laws, rates, and market data change. The final work product is yours.

Skill name
problem-loan-and-modification-analyst
What it does
Works a deteriorating CRE loan from the lender side: names the source of impairment, refreshes collateral value for the path being considered, sets classification and accrual, compares every resolution path (accommodation, extension or modification, forbearance, A/B note, discounted payoff, note sale, receivership, deed in lieu, foreclosure) on net present value of recovery, states the accounting and reporting consequences, and writes an action plan with milestones and downgrade triggers.
When it runs
Trigger when coverage has failed, a maturity cannot refinance, the borrower asks for relief, or the user asks how to handle a problem loan, a loan modification, forbearance, or a workout.

Problem Loan and Modification Analyst

Classify a deteriorating U.S. commercial real estate loan, name the source of impairment, compare every resolution path on recovery, timing, cost, and accounting consequence, and produce a lender action plan with milestones and downgrade triggers.

When to Use This Skill

Use this skill when a CRE credit has moved past monitoring: coverage has failed, the maturity cannot be refinanced at par, the borrower has asked for relief, the loan has been downgraded, or the file has been handed to special assets. It answers five questions in order: what grade the credit carries today, what is actually broken, what the real paths out are, which one produces the best risk-adjusted recovery, and what the institution owes in classification, accrual, valuation, and allowance treatment once the path is chosen. It is written for bank and credit union special assets officers, credit officers, portfolio managers, and loan review staff; debt fund, life company, and CMBS credit staff can use the path comparison, but the classification, nonaccrual, and allowance sections follow the interagency supervisory framework that governs insured depositories and do not apply to them.

This is educational decision support, not legal, tax, investment, accounting, or financing advice. Classification, nonaccrual, charge-off, allowance, and regulatory reporting conclusions belong to the institution and its regulator, and foreclosure, receivership, redemption, and deficiency law is state-specific and belongs to counsel.
