Pricing Grid Calculator

Prices a deal off your own rate sheet, one adjustment per line, and flags off-grid deals

Free · v1.0.0

Install it in one line — paste a single command into Claude, ChatGPT or Cursor and it writes the skill into your project.

Free, and about thirty seconds: a work email and a six-digit code.

What this skill does

Prices a deal off your own rate sheet the same way every time. Starts from your base rate and points, adds each adjustment — leverage, credit score, experience, property type, loan size, state — on its own line, and says plainly when a deal falls outside the grid instead of squeezing it into the nearest box.

What it does

  • Calculates the numbers that drive price — loan-to-cost, loan-to-value, loan-to-after-repair-value — to two decimals, never rounding toward a better tier
  • Walks your grid line by line so anyone can see why a deal got its rate
  • Applies your caps, rate floor and ceiling, rounding and combination rules
  • Flags deals outside the grid and names the path: restructure, exception with sign-off, or refer out
  • Shows the few changes that would move the price, such as the exact loan amount that drops a leverage tier

When to use it

  • Pricing a new deal before a quote or term sheet
  • Checking a loan officer's or broker's pricing against the sheet
  • A deal sits right on a tier boundary
  • A borrower asks what it would take to get a better rate

What to have ready

  • Your pricing grid or rate sheet, including how tier boundaries and rounding work
  • Loan amount, purchase price, rehab budget and appraised values
  • Credit score, verified experience count, property type and state

How to use it

  1. Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
  2. Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has [BRACKETED] placeholders, and runs a quick test with you.
  3. Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.

"Here's our rate sheet. Price this flip: purchase [PRICE], rehab [BUDGET], loan [AMOUNT], FICO [SCORE], [N] verified exits, [PROPERTY TYPE] in [STATE]."

What you get back

A pricing worksheet with the status (in grid, outside grid, or exception), each calculated input, the adjustment-by-adjustment walk, the final rate and points, and the changes that would move the price.

Good to know

  • Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
  • Every draft is a starting point for your own review, not a finished decision.
  • Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.
  • Uses only your grid, requires a named approver and written reason for any exception, and flags adjustments that could raise fair-lending or state rate-limit questions for counsel.

What it does
Use when a lender or loan officer needs to price a specific deal off the lender's own rate sheet or pricing grid, or check that someone else priced it correctly. Trigger on "price this deal," "run it through the grid," "what rate does this get," "what are the adjustments," "why is this priced at 11.625," "is this in the box," "does this fit our rate sheet," "check the loan officer's pricing," "what tier is this," "what if we drop the LTC to 85," or when a rate sheet and a deal summary are pasted together. Applies the base rate and points plus every adjustment — leverage tier, FICO, experience, property type, loan size, state — one line at a time, applies caps, floors and combination rules, and flags anything outside the grid. Produces a pricing worksheet and the moves that would change the price. Uses only the lender's grid; it never supplies pricing.
What you give it
[your pricing grid or rate sheet] [deal: loan amount, value/cost, FICO, experience, property type, state]

Pricing Grid Calculator

A pricing grid is simple until a deal lands on a tier boundary, two adjustments interact, or a loan officer rounds LTC down to 85% to save the borrower a quarter point. Then two people price the same deal differently, and one of them has created a fair-lending problem without knowing it. This skill applies the lender's own grid the same way every time, prints each adjustment on its own line, and says plainly when a deal is outside the grid rather than squeezing it into the nearest box.

Works for: bridge, fix-and-flip, ground-up construction, and DSCR rental rate sheets, and for brokers pricing a deal against a lender's published sheet. The output feeds loan-scenario-quote-builder.

Step 1 — Intake

InputRequired?Notes
The pricing grid✅Base rate and points, and every adjustment table. A pasted rate sheet, spreadsheet, or PDF
Grid rules✅Tier boundaries (which side 85.00% falls on), rounding, rate floor and ceiling, max total adjustment, combination restrictions, effective date
Leverage inputs✅Loan amount and the right denominator: purchase + rehab for LTC, as-is value for LTV, ARV for LTARV
FICO✅Which score the grid uses — middle of three, lower of two, lowest guarantor, or the primary guarantor's
Verified experience✅Count of verified, comparable exits in the grid's look-back window. Claimed counts are flagged — see borrower-track-record-verifier
Property type and units✅As the grid defines them
Loan size✅Total commitment, unless the grid says initial advance
Property state✅And which state tier the grid assigns it
Other grid factorsIf on the gridLoan purpose, term, prepayment option, rural, DSCR band, foreign national, interest reserve

Minimum viable: the grid and the deal facts it prices on. If the grid's tier-boundary or rounding rules are not stated, ask. Until answered, price both ways and show the difference.

If no grid is supplied, the skill can demonstrate with the illustrative grid below, but every output is stamped ILLUSTRATIVE GRID — NOT YOUR PRICING.

Step 2 — Compute the pricing inputs exactly

Pricing errors usually start here, not in the grid.
