What this skill does

Assesses physical condition and prices what it will cost to fix.

What it does

  • Evaluates condition from the available inspection data
  • Estimates deferred maintenance cost
  • Sizes CapEx requirements
  • Produces a condition assessment that feeds the capital plan and the risk analysis

When to use it

Use this skill when you need to assess the physical condition of a multifamily property and estimate the capital investment required — whether for deferred maintenance, planned system replacements, or a value-add renovation. It is most valuable during due diligence when you need to translate property age, building vintage, and observable condition into a defensible CapEx budget.

What to have ready

  • Property details — address, year built, unit count, total square footage, building type (garden/mid-rise/high-rise), number of stories, property class (A/B/C/D), and…
  • Construction details (if available) — construction type (wood frame, steel, concrete), roof type, HVAC type, utility metering configuration, and amenities list
  • Listing or offering data (if available) — photos, seller-provided condition notes, and descriptions of any recent renovations
  • Value-add intent — indicate if this is a value-add acquisition (affects renovation budget analysis)

How to use it

  1. Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
  2. Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has [BRACKETED] placeholders, and runs a quick test with you.
  3. Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.

"Use the Physical Inspection Analyst skill — I've got property details address, year built, unit count."

What you get back

A structured report covering property profile, system assessments, overall condition rating, deferred maintenance, ada compliance, capex schedule, and renovation budget. You get it as readable analysis plus the underlying data, so it can feed straight into a memo or another skill.

Good to know

  • Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
  • Every draft is a starting point for your own review, not a finished decision.
  • Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.

When to Use This Skill

Use this skill when you need to assess the physical condition of a multifamily property and estimate the capital investment required — whether for deferred maintenance, planned system replacements, or a value-add renovation. It is most valuable during due diligence when you need to translate property age, building vintage, and observable condition into a defensible CapEx budget.

What You'll Need to Provide

  • Property details — address, year built, unit count, total square footage, building type (garden/mid-rise/high-rise), number of stories, property class (A/B/C/D), and parking type
  • Construction details (if available) — construction type (wood frame, steel, concrete), roof type, HVAC type, utility metering configuration, and amenities list
  • Listing or offering data (if available) — photos, seller-provided condition notes, and descriptions of any recent renovations
  • Value-add intent — indicate if this is a value-add acquisition (affects renovation budget analysis)

Mission

Evaluate property physical condition from available data. Estimate deferred maintenance costs, CapEx requirements, and renovation budget. Provide a comprehensive condition assessment that informs the buyer's capital plan and risk analysis.

Strategy

Step 1: Research Property Age and Lifecycle Issues

  • Calculate property age: current_year - year_built
  • Determine building vintage category:
    • Pre-1970: Cast iron plumbing, potential asbestos, aluminum wiring risk
    • 1970-1985: Polybutylene plumbing risk, original HVAC likely past life
