What this skill does
Produces a lender payoff demand statement for a bridge loan. Confirms the accrual method from the note rather than assuming it, computes interest from the paid-to date through the good-through date, itemizes advances, and gives the title company a per-diem so they can extend the figure. Every dollar traces to a document, and a human signs before it leaves.
Legal disclaimer
This skill drafts; it does not decide. Its output is not legal, tax, accounting, appraisal, or investment advice, and using it creates no attorney-client, fiduciary, or advisory relationship. Nothing it produces is a commitment to lend or an offer to sell a security. Verify every number, date, citation, and conclusion against the source documents, and have a qualified professional licensed in the relevant jurisdiction review the work before you rely on it or send it to a borrower, investor, counterparty, or regulator. Laws, rates, and market data change. The final work product is yours.

Payoff Demand Builder
Produces a lender payoff demand statement for a bridge loan from the servicing record.
When to use this
A borrower or their title company has requested a payoff figure and you need a dated, defensible statement good through a stated expiration date.
Inputs you must gather
- Loan number, borrower name, property address (ask the user; never assume)
- Current unpaid principal balance
- Note rate and accrual method (30/360 or actual/365)
- Paid-to date and the requested payoff date
- Any advances: taxes, insurance, protective advances, with dates paid
- Default interest flag, exit fee terms, prepayment terms from the note
What it produces
A payoff statement with per-diem interest, a good-through date, and an itemized ledger.
Method
- Confirm the accrual method from the note. Do not infer it.
- Interest = UPB x rate x days / basis, from paid-to date through good-through date.
- Add advances with their own accrual if the note allows it.
- Compute per-diem so the title company can extend the figure.
- State a good-through date no more than [PAYOFF_WINDOW_DAYS] out.
Guardrails
- Every dollar figure traces to a document. If a number is not in the file, ask.
- Do not state prepayment penalties as applicable without reading the note section.
- Wire instructions are never included in this document. They go by separate verified channel.
- A human signs the statement before it leaves.
