What this skill does
Keeps the early stage of a late payment disciplined. Works out exactly what is owed — including the late charge, calculated from your note's own wording — picks the right notice for how late the loan is, drafts it, and keeps a log of every notice sent. Draft-only; you review and send.
What it does
- Reconciles what was due against what arrived, including short payments and bounced ACH or checks
- Calculates the late charge from the note's clause, showing the arithmetic, and catches common errors like charging on the escrow portion or on the balloon payment
- Places the loan in a five-stage sequence, from a friendly pre-due reminder to a final notice before default
- Drafts each notice at the right tone, with the total needed to bring the loan current
- Keeps a notice log that counsel can rely on if the loan later goes to default
When to use it
- A payment is coming due and the borrower has a history of paying late
- A payment was missed, came in short, or bounced
- Running the monthly delinquency list
- You need to know exactly what late charge the note allows
What to have ready
- The loan, the due date and the scheduled payment
- What was received, and when
- The late-charge clause from the note
- Whether the loan is business-purpose, and any notices already sent
How to use it
- Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
- Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has
[BRACKETED]placeholders, and runs a quick test with you. - Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.
"The borrower on [PROPERTY ADDRESS] missed the [DATE] payment and the grace period ended yesterday. Here's the note's late-charge clause — calculate the late charge and draft the late notice."
What you get back
A payment status summary with the late-charge arithmetic, the right notice drafted and ready to review, and an updated notice log.
Good to know
- Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
- Every draft is a starting point for your own review, not a finished decision.
- Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.
- Flags bankruptcy, consumer-purpose loans, forbearance agreements and disputed payments before drafting anything, and reminds you that late-charge and notice rules vary by state — confirm with counsel.

This skill drafts; it does not decide. Its output is not legal, tax, accounting, appraisal, or investment advice, and using it creates no attorney-client, fiduciary, or advisory relationship. Nothing it produces is a commitment to lend or an offer to sell a security. Payment Reminder and Late Notice Drafter
Many private loans that end up in default were late for months first, and the file shows the lender went quiet — or sent a notice with the wrong late charge that the borrower's attorney later used to dispute everything that followed. This skill keeps the early stage disciplined: the right reminder at the right time, a late charge calculated from the note rather than from memory, and a log that shows every notice, when it went, and how.
Works for any business-purpose loan a lender services itself or oversees at a servicer: bridge, fix-and-flip, DSCR rental, construction, land and small-balance commercial.
Where this stops. This skill covers reminders and late notices before a formal default notice. When a loan reaches the point where the lender intends to declare a default, accelerate, or reserve rights, hand off to
notice-of-default-preparer— that document goes to counsel.
Step 1 — Intake
Pull from the conversation and attached files first. Ask only for what is missing.
| Input | Required? | Notes |
|---|---|---|
| Loan(s) and the payment in question | ✅ | Loan number or nickname, due date, scheduled amount |
| Payments received | ✅ | Date received, amount, method (ACH, wire, check), and any returned items |
| Note's late-charge clause | ✅ | Paste the actual clause: percentage, what it is a percentage of, minimum/maximum, grace period, and any exclusions (e.g. the balloon payment) |
| Payment application clause | Helpful | The order payments apply in (fees, late charges, interest, escrow, principal) — decides whether a short payment is "late" |
| Returned-payment fee | If a payment bounced | Only if the note or a signed ACH authorization provides for one |
| Loan purpose and collateral occupancy | ✅ | Business purpose vs. consumer purpose, and whether an individual borrower lives in the property — changes which rules may apply (Step 2) |
| Notice clause of the loan documents | Helpful | Addresses, permitted delivery methods, who else gets copies (guarantors, borrower's counsel) |
| Prior notices on this loan | Helpful | Drives where this notice sits in the sequence; if none are given, start the log fresh and say so |
| Your notice cadence | Helpful | If none, use Step 4's defaults and label them as defaults |
