What this skill does
Runs paid advertising for a lender or brokerage like a disciplined media buyer — Google search ads for people typing "hard money lender [CITY]", LinkedIn for brokers and investors, and retargeting for site visitors who left without applying. Plans new campaigns, audits live ones, and says where the budget is being wasted.
What it does
- Builds campaign structure, keywords, audiences and budgets for each platform
- Writes search-ad headlines and descriptions to the platforms' specs
- Audits an existing account and ranks the fixes by wasted spend
- Sets up conversion tracking so you can see which ads produce applications, not just clicks
- Includes playbooks for Google Search, Meta, LinkedIn and account-based campaigns
When to use it
- Launching paid ads for a loan program or new market
- Spending on ads with no clear idea which ones produce deals
- Cost per lead keeps rising
- Handing the account to an agency and wanting to check their work
What to have ready
- Your loan programs, markets and who you want to reach — borrowers, brokers or investors
- Monthly budget and what a funded loan is worth to you
- Access to or exports from your ad accounts, if running
- What counts as a conversion — application, call, term-sheet request
How to use it
- Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
- Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has
[BRACKETED]placeholders, and runs a quick test with you. - Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.
"Audit our Google Ads account for [LOAN PROGRAM] in [STATE] — we spend [MONTHLY BUDGET] and get calls but few applications. Where is the money going?"
What you get back
A campaign plan or audit with specific changes, ad copy, targeting and tracking steps — proposed as a reviewable plan, never applied to a live account without your approval.
Good to know
- Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
- Every draft is a starting point for your own review, not a finished decision.
- Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.
- Ad platforms treat lending as a restricted category: Meta requires credit and financial-services ads to run under a special ad category that limits age, gender and ZIP-code targeting, and Google has its own financial-services verification and policy rules — check each platform's current policy. Fair-lending rules can apply to how ad audiences are chosen, including for business-purpose credit. For consumer-purpose loans, putting a rate or terms such as a payment amount in an ad brings in Truth in Lending (Regulation Z) disclosure rules, and many states require license disclosures in ads. The author suggests calling every lead who didn't convert — texting or auto-dialing leads, and calling numbers on do-not-call lists, can require consent under the TCPA and do-not-call rules. The author's benchmarks come from other industries.

LenderSkills folded the author's reference files into the single installable file, replaced a quoted prompt-injection example and sample email addresses with neutral placeholders so the package passes automated screening, added short credit-advertising and public-pages-only guardrails, and appended a legal disclaimer; the author's content is otherwise unmodified.
