Free, and about thirty seconds: a work email and a six-digit code.

What this skill does

Models office cash flow with the leasing capital shown rather than assumed away.

What it does

  • Reflects downtime between leases explicitly
  • Carries tenant improvements and leasing commissions as real costs
  • Models free rent and renewal cost separately
  • Reports net effective rent, not just face rent

When to use it

Use this skill when office underwriting depends on rollover, vacancy lease-up, second-generation leasing, or repositioning capital. It is the right model when NOI alone overstates cash flow because leasing costs are material.

What to have ready

  • Rent roll with tenant expirations and current rents
  • Vacancy schedule and asking rents
  • Market rent, TI, LC, free rent, and downtime assumptions
  • Lease terms by tenant size and quality tier
  • Purchase price, hold period, exit cap, and debt assumptions
  • Base-building capital plan if available
  • …and a few more items the skill will ask for as it goes

How to use it

  1. Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
  2. Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has [BRACKETED] placeholders, and runs a quick test with you.
  3. Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.

"Use the Office TI / LC Underwriting Model Builder skill — I've got rent roll with tenant expirations and current rents."

What you get back

A structured report covering core assumptions, in-place vs stabilized, rollover / lease-up schedule, returns, and sensitivities. You get it as readable analysis plus the underlying data, so it can feed straight into a memo or another skill.

Good to know

  • Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
  • Every draft is a starting point for your own review, not a finished decision.
  • Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.

Office TI / LC Underwriting Model Builder

Build an office cash-flow model that explicitly reflects downtime, tenant improvements, leasing commissions, free rent, renewal costs, and net effective rent.

When to Use This Skill

Use this skill when office underwriting depends on rollover, vacancy lease-up, second-generation leasing, or repositioning capital. It is the right model when NOI alone overstates cash flow because leasing costs are material.

What You'll Need to Provide

  • Rent roll with tenant expirations and current rents
  • Vacancy schedule and asking rents
  • Market rent, TI, LC, free rent, and downtime assumptions
  • Lease terms by tenant size and quality tier
  • Purchase price, hold period, exit cap, and debt assumptions
  • Base-building capital plan if available
  • Sponsor strategy: stabilize, reposition, sell, refi, or harvest cash flow

Mission

Produce a defensible office underwriting model that separates GAAP/stabilized NOI from real cash flow after leasing costs and capital requirements.

Strategy

Step 1: Build In-Place Income

Calculate:

  • current base rent
  • reimbursements
  • parking/storage/other income
  • signed-not-commenced rent
  • abatements
  • vacant suite market rent
  • recoverable vs non-recoverable expenses

Step 2: Build Rollover Schedule

For each tenant or vacant suite:

  • expiration date
  • probability of renewal
  • downtime if vacated
  • market rent
  • free rent
  • TI
  • LC
  • renewal TI/LC if retained
  • new lease term

Step 3: Model Leasing Costs Below NOI

Calculate:

TI Dollars = RSF x TI PSF
LC Dollars = Gross Lease Value x Commission Rate
Free Rent Dollars = Monthly Rent x Free Rent Months
Net Leasing Cost = TI + LC + Free Rent + Landlord Work

Show timing by year. Do not bury leasing costs in operating expenses.

Step 4: Calculate Net Effective Rent

For each new or renewed lease:
