What this skill does
Looks past the rent roll to how exposed an office asset really is.
What it does
- Assesses tenant durability rather than just credit rating
- Measures industry exposure across the roster
- Identifies concentration and space dependence
- States the downside risk if key tenants contract or leave
When to use it
Use this skill when tenant credit, industry concentration, or tenant behavior could drive value. It is especially useful for buildings with a few large tenants, single-tenant office assets, coworking exposure, government tenancy, tech concentration, or near-term rollover.
What to have ready
- Tenant roster with RSF, rent, lease expiration, and options
- Tenant parent companies and guarantors if known
- Public company tickers or financials if available
- Tenant industry and space use
- Security deposits, letters of credit, or guarantees
- Recent tenant news, layoffs, expansion, contraction, or sublease activity
- …and a few more items the skill will ask for as it goes
How to use it
- Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
- Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has
[BRACKETED]placeholders, and runs a quick test with you. - Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.
"Use the Office Tenant Credit and Exposure Analyst skill — I've got tenant roster with rsf, rent, lease expiration, and options."
What you get back
A structured report covering exposure summary, industry concentration, watchlist, durable income, and downside case. You get it as readable analysis plus the underlying data, so it can feed straight into a memo or another skill.
Good to know
- Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
- Every draft is a starting point for your own review, not a finished decision.
- Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.

Office Tenant Credit and Exposure Analyst
Assess tenant durability, industry exposure, concentration, space dependence, and downside risk in an office rent roll.
When to Use This Skill
Use this skill when tenant credit, industry concentration, or tenant behavior could drive value. It is especially useful for buildings with a few large tenants, single-tenant office assets, coworking exposure, government tenancy, tech concentration, or near-term rollover.
What You'll Need to Provide
- Tenant roster with RSF, rent, lease expiration, and options
- Tenant parent companies and guarantors if known
- Public company tickers or financials if available
- Tenant industry and space use
- Security deposits, letters of credit, or guarantees
- Recent tenant news, layoffs, expansion, contraction, or sublease activity
- Building dependency: headquarters, regional office, back office, medical, government, lab/office, call center, etc.
Mission
Identify which tenants create durable income and which tenants create credit, concentration, rollover, or downsizing risk.
Strategy
Step 1: Normalize Tenant Exposure
Calculate:
- tenant RSF
- tenant annual rent
- percent of leased RSF
- percent of annual base rent
- years to expiration
- parent/guarantor exposure
- industry exposure
Step 2: Classify Credit
Classify tenants:
- INVESTMENT-GRADE / PUBLIC: public financials or rated parent support
- STRONG PRIVATE: durable business, long operating history, clear local need
- NORMAL PRIVATE: ordinary credit, no obvious distress
- WATCHLIST: layoffs, shrinking footprint, weak financials, sublease activity, or adverse industry trend
- HIGH RISK: default, nonpayment, bankruptcy, going-concern concern, or tenant not occupying
Step 3: Assess Space Dependence
Evaluate:
- headquarters vs satellite
- customer-facing or employee-support role
- specialized build-out
- data/security needs
