What this skill does
Works out what office rollover will actually cost.
What it does
- Analyzes the lease expiration schedule
- Estimates renewal probability per tenant
- Assesses occupancy-cost pressure on tenants who may not be able to stay
- Models downtime, concessions, and re-leasing economics
When to use it
Use this skill when a building's value depends on whether tenants renew, downsize, expand, or leave. It is useful for acquisition underwriting, loan sizing, renewal planning, and hold/sell decisions.
What to have ready
- Rent roll with expirations, RSF, rent, escalations, options, and tenant status
- Market rent and concessions by tenant size and quality tier
- Tenant credit or business context if available
- Historical renewal, expansion, contraction, and downtime data if available
- TI, LC, free-rent, and downtime assumptions
- Tenant revenue, headcount, or occupancy-cost data if available
How to use it
- Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
- Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has
[BRACKETED]placeholders, and runs a quick test with you. - Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.
"Use the Office Rollover and Occupancy Cost Analyst skill — I've got rent roll with expirations, rsf, rent, escalations."
What you get back
A structured report covering rollover summary, tenant renewal probability, renewal vs re-let economics, occupancy-cost pressure, and recommended actions. You get it as readable analysis plus the underlying data, so it can feed straight into a memo or another skill.
Good to know
- Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
- Every draft is a starting point for your own review, not a finished decision.
- Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.

Office Rollover and Occupancy Cost Analyst
Analyze office lease expirations, renewal probability, tenant occupancy-cost pressure, downtime, concessions, and re-leasing economics.
When to Use This Skill
Use this skill when a building's value depends on whether tenants renew, downsize, expand, or leave. It is useful for acquisition underwriting, loan sizing, renewal planning, and hold/sell decisions.
What You'll Need to Provide
- Rent roll with expirations, RSF, rent, escalations, options, and tenant status
- Market rent and concessions by tenant size and quality tier
- Tenant credit or business context if available
- Historical renewal, expansion, contraction, and downtime data if available
- TI, LC, free-rent, and downtime assumptions
- Tenant revenue, headcount, or occupancy-cost data if available
Mission
Translate rollover into cash-flow risk by estimating which tenants renew, how much space they retain, what economics are required, and how much downtime and capital are needed if they leave.
Strategy
Step 1: Build Expiration Ladder
Create annual and quarterly expiration schedules:
- expiring RSF
- expiring rent
- percent of leased RSF
- percent of base rent
- tenant names
- option notice dates
Step 2: Classify Tenant Renewal Probability
Score each material tenant:
- HIGH: mission-critical build-out, stable or growing business, market rent, strong credit, low relocation incentive
- MEDIUM: normal office user, some space planning uncertainty, rent near market
- LOW: downsizing industry, above-market rent, weak credit, contraction rights, obvious relocation alternative
Step 3: Test Occupancy-Cost Pressure
Where tenant financial data is available, estimate occupancy cost. If unavailable, use qualitative pressure:
- headcount vs seats
- hybrid utilization
- industry margins
- rent as above/below market
- recent layoffs or growth
