What this skill does
Analyzes an office rent roll spatially, not just as a list of leases.
What it does
- Establishes occupancy and WALT
- Maps rollover by floor rather than in aggregate
- Assesses vacancy quality — which vacant space is actually leasable
- States the leasing risk the stacking plan reveals
When to use it
Use this skill when you have an office rent roll, lease roster, stacking plan, or leasing summary and need to understand the building's true occupancy risk. It is especially useful when reported occupancy hides signed-not-commenced leases, shadow vacancy, sublease space, or concentrated rollover.
What to have ready
- Rent roll or lease roster with tenant, suite, floor, RSF, rent, term, and expiration
- Stacking plan if available
- Occupancy summary: leased, occupied, vacant, signed-not-commenced, sublease, spec suite
- Asking rents and market rents by floor or suite type if available
- Tenant industry and credit notes if available
- Any renewal, contraction, expansion, termination, or must-take rights
How to use it
- Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
- Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has
[BRACKETED]placeholders, and runs a quick test with you. - Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.
"Use the Office Rent Roll and Stacking Plan Analyst skill — I've got rent roll or lease roster with tenant, suite, floor, rsf."
What you get back
A structured report covering occupancy reconciliation, tenant concentration, rollover schedule, stacking plan findings, and watchlist. You get it as readable analysis plus the underlying data, so it can feed straight into a memo or another skill.
Good to know
- Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
- Every draft is a starting point for your own review, not a finished decision.
- Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.

Office Rent Roll and Stacking Plan Analyst
Analyze an office rent roll and stacking plan to identify occupancy, WALT, rollover, floor-by-floor exposure, vacancy quality, and leasing risk.
When to Use This Skill
Use this skill when you have an office rent roll, lease roster, stacking plan, or leasing summary and need to understand the building's true occupancy risk. It is especially useful when reported occupancy hides signed-not-commenced leases, shadow vacancy, sublease space, or concentrated rollover.
What You'll Need to Provide
- Rent roll or lease roster with tenant, suite, floor, RSF, rent, term, and expiration
- Stacking plan if available
- Occupancy summary: leased, occupied, vacant, signed-not-commenced, sublease, spec suite
- Asking rents and market rents by floor or suite type if available
- Tenant industry and credit notes if available
- Any renewal, contraction, expansion, termination, or must-take rights
Mission
Convert the rent roll and stacking plan into a decision-ready view of tenant exposure, vacancy quality, rollover timing, floor-level fragmentation, and lease-up difficulty.
Strategy
Step 1: Normalize the Rent Roll
Create a clean table with:
- tenant
- suite / floor
- rentable square feet
- current rent
- rent steps
- lease start
- lease expiration
- renewal options
- termination or contraction rights
- status: occupied, vacant, signed-not-commenced, sublease, spec suite, owner-occupied, storage, amenity
Step 2: Reconcile Area
Compare:
- rent roll RSF
- stacking plan RSF
- building rentable area
- occupied RSF
- leased RSF
- physically occupied RSF
Flag gaps caused by measurement, signed-not-commenced leases, vacancy, sublease space, or non-office areas.
Step 3: Calculate WALT and Rollover
Calculate:
WALT = Sum(Tenant RSF x Years to Expiration) / Total Occupied or Leased RSF
