What this skill does
Assesses an office submarket and where the subject sits within it.
What it does
- Evaluates the submarket and competitive set
- Identifies demand drivers
- Assesses the asset's flight-to-quality position
- Distinguishes assets gaining tenants from those losing them
When to use it
Use this skill when you need to understand whether an office building can win tenants in its market. It is useful for acquisitions, refinancings, asset reviews, lease-up plans, and hold/sell decisions where market vacancy alone is too blunt.
What to have ready
- Property address and submarket
- Building class, vintage, rentable area, floorplate size, amenities, transit/parking profile, and recent capital improvements
- Current rent roll, vacancy, and asking rents if available
- Competitive set or broker market survey if available
- Recent leasing comps, sublease comps, and concessions if available
- Tenant industries or target tenant profile
- …and a few more items the skill will ask for as it goes
How to use it
- Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
- Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has
[BRACKETED]placeholders, and runs a quick test with you. - Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.
"Use the Office Market and Flight-to-Quality Study skill — I've got property address and submarket."
What you get back
A structured report covering market regime, competitive position, competitive set, flight-to-quality score, underwriting implications, and red flags. You get it as readable analysis plus the underlying data, so it can feed straight into a memo or another skill.
Good to know
- Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
- Every draft is a starting point for your own review, not a finished decision.
- Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.

Office Market and Flight-to-Quality Study
Evaluate an office asset's submarket, competitive set, demand drivers, and flight-to-quality position.
When to Use This Skill
Use this skill when you need to understand whether an office building can win tenants in its market. It is useful for acquisitions, refinancings, asset reviews, lease-up plans, and hold/sell decisions where market vacancy alone is too blunt.
What You'll Need to Provide
- Property address and submarket
- Building class, vintage, rentable area, floorplate size, amenities, transit/parking profile, and recent capital improvements
- Current rent roll, vacancy, and asking rents if available
- Competitive set or broker market survey if available
- Recent leasing comps, sublease comps, and concessions if available
- Tenant industries or target tenant profile
- Any known conversion, redevelopment, or obsolete-building context
Mission
Determine whether the asset is prime, competitive, transitional, or stranded, and explain what that means for lease-up, rent growth, concessions, and underwriting risk.
Strategy
Step 1: Define the Relevant Market
Identify:
- CBD, suburban, urban-edge, medical, government, innovation, or mixed-use context
- Direct competitive submarket
- Tenant decision geography
- Transit, commute, parking, and amenity drivers
- Any market-specific demand engines, such as finance, technology, legal, government, education, health care, or AI-related growth
Step 2: Establish Market Regime
Use current market data to summarize:
- overall vacancy
- direct vacancy
- sublease availability
- Class A / prime vacancy
- net absorption
- leasing volume
- construction pipeline
- conversions or demolitions removing supply
- asking rent vs taking rent or net effective rent
State whether the market is improving, stable, bifurcated, or deteriorating.
Step 3: Score Flight-to-Quality Position
