What this skill does

Sets realistic financing expectations for an office asset in a hard lending market.

What it does

  • Identifies likely lender categories for the asset
  • States the debt sizing constraints that will bind
  • Surfaces the reserve requirements office deals attract
  • Names the financing risks up front rather than at term sheet

When to use it

Use this skill when evaluating acquisition debt, refinance options, bridge financing, rescue capital, or loan maturity risk for an office building.

What to have ready

  • Property profile, location, rentable area, asset quality, and occupancy
  • Rent roll with tenant concentration and rollover
  • NOI, T-12, budget, and stabilized pro forma
  • Leasing cost and capital plan
  • Existing debt terms if refinancing
  • Requested loan amount, basis, purchase price, or payoff
  • …and a few more items the skill will ask for as it goes

How to use it

  1. Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
  2. Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has [BRACKETED] placeholders, and runs a quick test with you.
  3. Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.

"Use the Office Financing Fit skill — I've got property profile, location, rentable area, asset quality."

What you get back

A structured report covering sizing snapshot, lender lane fit, required structure, and key financing risks. You get it as readable analysis plus the underlying data, so it can feed straight into a memo or another skill.

Good to know

  • Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
  • Every draft is a starting point for your own review, not a finished decision.
  • Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.

Office Financing Fit

Identify likely lender categories, debt sizing constraints, reserve requirements, and financing risks for an office asset.

When to Use This Skill

Use this skill when evaluating acquisition debt, refinance options, bridge financing, rescue capital, or loan maturity risk for an office building.

What You'll Need to Provide

  • Property profile, location, rentable area, asset quality, and occupancy
  • Rent roll with tenant concentration and rollover
  • NOI, T-12, budget, and stabilized pro forma
  • Leasing cost and capital plan
  • Existing debt terms if refinancing
  • Requested loan amount, basis, purchase price, or payoff
  • Sponsor balance sheet and liquidity context if available

Mission

Determine which lender lanes are realistic and what likely constrains proceeds: DSCR, debt yield, LTV, tenant risk, rollover, reserves, sponsor liquidity, or capital-market appetite.

Strategy

Step 1: Classify Asset Financeability

Classify:

  • CORE FINANCEABLE: high-quality, stabilized, strong tenancy, low rollover
  • SELECTIVE: decent asset but office risk, moderate rollover, needs relationship lender
  • TRANSITIONAL: vacancy, lease-up, heavy TI/LC, repositioning capital
  • DISTRESSED / SPECIAL SITUATION: maturity default, impaired value, heavy vacancy, uncertain plan

Step 2: Size Debt by Multiple Tests

Calculate or request:

  • in-place NOI DSCR
  • stabilized NOI DSCR
  • debt yield
  • LTV
  • loan per RSF
  • debt service through lease-up
  • leasing-cost reserve
  • capex reserve
  • refinance test at maturity

Step 3: Match Lender Lanes

Use Office Lender Criteria to identify:

  • relationship bank
  • life company
  • CMBS
  • debt fund / bridge
  • SBA / owner-user
  • private credit / rescue capital

Explain why each is likely, unlikely, or conditional.

Step 4: Identify Required Structure

Recommend:

  • upfront reserve
  • future funding
  • earnout
  • cash sweep
