Free, and about thirty seconds: a work email and a six-digit code.

What this skill does

Prepares the formal notice that a loan is in default, and the file your attorney needs to review it. Identifies each default, calculates the amount needed to cure it and the daily interest after that, reads the cure period from your loan documents, and drafts the notice with language that protects your rights. A draft for your attorney — never sent for you.

What it does

  • Screens first for bankruptcy, consumer-purpose loans, forbearance agreements and payments accepted after default
  • Classifies each default — missed payment, maturity, broken covenant such as lapsed insurance, or an unapproved sale — with the clause it breaches
  • Calculates the cure amount line by line, with the source of every figure and the per diem after the cure date
  • Drafts the notice, including starting language that reserves the lender's rights for counsel to finalize
  • Assembles a checklist of everything counsel needs, with missing items listed first

When to use it

  • A loan is past due and late notices have not worked
  • A loan has matured and has not paid off
  • The borrower let insurance lapse, stopped paying taxes, or sold the property without consent
  • You are about to hand a file to foreclosure counsel

What to have ready

  • The note, deed of trust or mortgage, and any guaranties
  • The payment history from your servicer
  • What went wrong and when you learned of it
  • Any prior notices, extensions or forbearance agreements

How to use it

  1. Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
  2. Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has [BRACKETED] placeholders, and runs a quick test with you.
  3. Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.

"The loan on [PROPERTY ADDRESS] matured on [DATE] and the borrower hasn't paid off. Here are the note, deed of trust and payment history — prepare the default package for our attorney."

What you get back

A default package: the defaults identified, a sourced cure schedule, a draft notice, a delivery plan, a counsel checklist, and the open issues for your attorney.

Good to know

  • Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
  • Every draft is a starting point for your own review, not a finished decision.
  • Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.
  • Never states a cure period or fee the documents don't contain, and never prepares anything for recording. Notice rules vary by state — your attorney decides the final form.

Legal disclaimer

This skill drafts; it does not decide. Its output is not legal, tax, accounting, appraisal, or investment advice, and using it creates no attorney-client, fiduciary, or advisory relationship. Nothing it produces is a commitment to lend or an offer to sell a security. Verify every number, date, citation, and conclusion against the source documents, and have a qualified professional licensed in the relevant jurisdiction review the work before you rely on it or send it to a borrower, investor, counterparty, or regulator. Laws, rates, and market data change. The final work product is yours.

Skill name
notice-of-default-preparer
What it does
Use when a private lender is ready to put a borrower on formal notice that a loan is in default and needs the package prepared for its attorney. Trigger on "draft the notice of default," "default letter," "the loan matured and they haven't paid off," "they're 45 days late — send a default notice," "they sold the property without paying us," "insurance lapsed and they won't fix it," "reservation of rights letter," "what's the cure amount," "per diem through the cure date," "demand letter to the borrower and guarantors," or "prep this file for foreclosure counsel." Classifies the default, calculates cure amounts and per diem from the note, reads the cure period from the loan documents, drafts the notice with reservation-of-rights language, and assembles a counsel handoff checklist. Draft for attorney review only — never sends.
What you give it
[loan documents or key clauses] [payment history / what is in default] [notice date]

Notice of Default Preparer

The default notice is the first document in any enforcement file, and a sloppy one can cost months: a cure amount that overstates the debt, a notice sent to the wrong address under the loan's notice clause, a cure period shorter than the documents allow, or a missing guarantor. Any of those gives the borrower's attorney a reason to argue the default was never properly declared. This skill does the preparation work — facts, numbers, document references — so that counsel reviews a clean package instead of building one from a shoebox.

Works for business-purpose bridge, fix-and-flip, DSCR rental, construction, land and small-balance commercial loans, first or junior lien.

What this is not. In some power-of-sale states, a recorded statutory notice of default is the formal start of a trustee's sale and is prepared by the trustee or counsel in a form the statute dictates. This skill prepares the lender's default and demand notice under the loan documents, plus the handoff that lets counsel prepare any statutory filings. It never produces a document for recording.
