What this skill does
Gets a loan or a pool of loans ready to sell to a note buyer or capital partner. It builds the loan spreadsheet buyers price from, a one-page story for each loan, an index of every document with the gaps flagged, and a draft letter setting the rules of the sale. It prepares the package; you decide what is released and to whom.
What it does
- Checks first whether you need anyone's consent to sell: participants, fund investors, or a credit line the loan is pledged to
- Builds the loan tape with balances, terms, a month-by-month payment record, values and legal status, and flags any loan whose numbers don't add up
- Writes a one-page summary per loan: what was financed, what happened, the collateral today and where any foreclosure stands
- Indexes the documents for each loan and flags what is missing, such as an original note or a recorded assignment, with the usual fix
- Lays out a data room released in stages, with borrower identity masked until a buyer signs your confidentiality agreement
- Drafts bid instructions: bid basis, due date, sale terms and the seller's rights
When to use it
- You want to sell a defaulted loan rather than work it out yourself
- A capital partner or note buyer has asked for a tape
- You are clearing older loans out of a fund or off a credit line
- Before a buyer's diligence, so the retrade doesn't come from a missing document
What to have ready
- The list of loans with balances as of a date (a servicing export is ideal)
- Payment history for each loan
- What documents you have, even as a folder listing
- The latest value and legal status for each property
- Whether any loan is participated, in a fund, or pledged to a credit line
How to use it
- Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
- Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has
[BRACKETED]placeholders, and runs a quick test with you. - Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.
"We want to sell our [NUMBER] defaulted bridge loans in [STATE]. Here's the servicing export as of [DATE] and the document folders. Build the sale package and draft the bid instructions."
What you get back
A sale-authority note, a reconciled loan tape, one-page collateral summaries, a document index with a private gap list, a staged data-room checklist and a draft bid-instructions letter.
Good to know
- Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
- Every draft is a starting point for your own review, not a finished decision.
- Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.
- It never prices the loans or estimates foreclosure timelines, and it routes sale authority, representations and any document fixes to your counsel.
Legal disclaimer
This skill drafts; it does not decide. Its output is not legal, tax, accounting, appraisal, or investment advice, and using it creates no attorney-client, fiduciary, or advisory relationship. Nothing it produces is a commitment to lend or an offer to sell a security. Verify every number, date, citation, and conclusion against the source documents, and have a qualified professional licensed in the relevant jurisdiction review the work before you rely on it or send it to a borrower, investor, counterparty, or regulator. Note Sale Package Builder
Selling a loan is mostly a documents problem. Buyers price what they can verify, and every gap in the file — a missing allonge, a pay history that does not tie to the balance, a BPO nobody can find — turns into a lower bid or a retrade after diligence. This skill turns a servicing export and a folder of loan documents into the package a note buyer expects: a clean tape, a one-page story per asset, a document index that shows exactly what is there and what is not, and bid instructions that set the rules of the sale before anyone makes an offer.
Works for single-asset sales and pools; performing, re-performing and non-performing loans; bridge, fix-and-flip, construction, DSCR/rental, land and small-balance commercial collateral. It does not value the loans or recommend a price — it builds what a buyer needs to price them.
Step 1 — Intake
Pull from the conversation and any attached files first. Ask only for what is missing.

|---|---|---|
| Loan list | ✅ | Servicing system export, spreadsheet or typed list — one row per loan |
| Sale type | ✅ | Performing, sub-performing, non-performing, or mixed; single asset or pool |
| Current balances and paid-to dates | ✅ | As of a stated date — this becomes the proposed cut-off date |
| Payment history | ✅ | Transaction history or at least the last 12–24 months of payments received |
| Loan documents available | ✅ | A folder listing, a document checklist from the servicer, or "we have X, Y, Z" |
| Collateral information | ✅ | Address, property type, occupancy, most recent value (appraisal, BPO, broker opinion) and its date |
| Default and legal status | NPL: ✅ | Default date, notices sent, foreclosure filing and stage, bankruptcy, borrower counsel, receiver |
| Advances | Helpful | Taxes, insurance, legal fees, property protection paid by the lender and not yet recovered |
| Ownership of the loan | ✅ | Whole loan, or participated / held by a fund / pledged to a credit line — Step 2 depends on it |
| Buyer type and process | Helpful | One known buyer, a short list, or a broad marketing process; target award and closing dates |
| Seller's sale terms | Helpful | Servicing-released or retained, representations offered (none / limited), deposit, who pays what |
