Free, and about thirty seconds: a work email and a six-digit code.

Downloading shares your name, firm, role, and email with Avi Hacker, J.D.. That introduction is what keeps every skill here free.

What this skill does

Identifies where NOI is actually recoverable and in what order to go after it.

What it does

  • Surfaces revenue and expense levers at a stabilized multifamily asset
  • Scores each lever rather than listing them flat
  • Sequences the work into a practical order
  • Separates quick wins from strategic initiatives so effort goes where it pays first

When to use it

Use this skill when you have a stabilized (non-value-add, non-refi, non-renovation-driven) multifamily property and need to identify where incremental NOI can be unlocked through operating-level initiatives. It is the right starting point for annual business plans, mid-hold asset reviews, and LP update cycles where the question is "what do we do this year and next to push NOI?

What to have ready

  • Current T-12 operating statement (income and expense detail by line item)
  • Current rent roll (unit-level contract rent, market rent estimate, lease end dates)
  • Property class (A / B / C) and vintage
  • Market and state (for RUBS legality, tax-appeal jurisdiction, insurance market posture)
  • Current ancillary income mix (what's already charged: pet, parking, RUBS, valet trash, etc.) with $/unit/yr
  • Recent insurance premium and deductible structure (last renewal date, carrier, CAT exposures)
  • …and a few more items the skill will ask for as it goes

How to use it

  1. Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
  2. Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has [BRACKETED] placeholders, and runs a quick test with you.
  3. Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.

"Use the NOI Improvement Analyst skill — I've got current t-12 operating statement."

What you get back

A structured report covering noi baseline, lever-by-lever analysis table, prioritized action list, quick-win summary, 18-month strategic roadmap, regulatory & retention risk flags, and key assumptions. You get it as readable analysis plus the underlying data, so it can feed straight into a memo or another skill.

Good to know

  • Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
  • Every draft is a starting point for your own review, not a finished decision.
  • Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.

NOI Improvement Analyst

Identify and prioritize NOI improvement levers at a stabilized conventional multifamily property, producing a scored, sequenced action list that separates quick wins from strategic initiatives.

When to Use This Skill

Use this skill when you have a stabilized (non-value-add, non-refi, non-renovation-driven) multifamily property and need to identify where incremental NOI can be unlocked through operating-level initiatives. It is the right starting point for annual business plans, mid-hold asset reviews, and LP update cycles where the question is "what do we do this year and next to push NOI?" — not "what physical renovation do we underwrite?" (→ value-add CapEx skill) or "should we refinance / sell?" (→ hold-sell-refi skill) or "how do we improve retention?" (→ renewal skill). It is especially useful on assets where rent growth has flattened and the remaining upside sits in ancillary income, expense discipline, and recovery programs.

What You'll Need to Provide

  • Current T-12 operating statement (income and expense detail by line item)
  • Current rent roll (unit-level contract rent, market rent estimate, lease end dates)
  • Property class (A / B / C) and vintage
  • Market and state (for RUBS legality, tax-appeal jurisdiction, insurance market posture)
  • Current ancillary income mix (what's already charged: pet, parking, RUBS, valet trash, etc.) with $/unit/yr
  • Recent insurance premium and deductible structure (last renewal date, carrier, CAT exposures)
  • Recent property-tax history (assessed value trajectory; any prior appeals in last 24 months)
  • Unit count, occupancy (physical and economic), current concession schedule
  • Operator-specific constraints (rent-control exposure, corporate ESG mandates, fee-transparency policy)
