New Deal Intake
Run a new loan request from broker package to decision — screen, value, sponsor, exit, then memo and LOI.
Install it in one line — paste a single command into Claude, ChatGPT or Cursor and it writes the skill into your project.
Free, and about thirty seconds: a work email and a six-digit code.
Downloading shares your name, firm, role, and email with The Helvetica Group. That introduction is what keeps every skill here free.
What this skill does
Runs a new loan request from broker package to decision in one pass. It works through the LenderSkills intake skills in order, carries every number forward in a single deal file, and stops twice so a person makes the calls that matter.
What it does
- Sorts the broker package, pulls the key numbers, and lists what is missing
- Screens and sizes the request against your own credit box and names the test that limits the loan
- Checks value, the sponsor, property-type risks such as anchor loss on retail, and the exit at maturity
- Two checkpoints — after screening and before paperwork — where you decide to continue, restructure, or decline
- Ends in a credit memo (Helvetica's Credit Memo Builder by default), an LOI and a document request — or a short, courteous decline note
When to use it
- A new deal lands and you want the whole first look done in one sitting
- You want every analyst's intake to follow the same order and the same checks
- You need to decide quickly whether a request deserves full underwriting
- You want the memo, LOI and document request to use the same numbers
What to have ready
- The broker package — OM, rent roll, T-12, appraisal if there is one, sponsor PFS and REO schedule
- The request: amount, purpose, term, and recourse ask
- Your credit box — minimum DSCR and debt yield, maximum LTV/LTC, geography, property types (or let it report results without a policy verdict)
- The component skills installed — the Bridge Lender Desk starter kit covers most of them; any that are missing run in a reduced form and are labelled as such
How to use it
- Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
- Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has
[BRACKETED]placeholders, and runs a quick test with you. - Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.
"Run new deal intake on this broker package — $4.2M bridge loan on a 36-unit multifamily, 24 months."
What you get back
A running deal file, a checkpoint brief after screening, a decision brief with a recommended structure, and then the paperwork: credit memo, LOI and document request for a deal that proceeds, or a decline note that keeps internal findings private.
Good to know
- Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
- Every draft is a starting point for your own review, not a finished decision.
- Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.

New Deal Intake
A new loan request is not one question. It is six in a row: what is actually in this package, does it fit and how much will it support, what is the collateral worth, who stands behind it, what is specific to this property type, and how does the loan get repaid. Each answer changes the next one. This workflow runs the LenderSkills skill built for each question, in that order, carries the numbers forward in a single Deal File, and stops at two checkpoints where a person decides whether the deal earns more work. It ends in paperwork: a credit memo, LOI and document request for a deal that proceeds, or a short, courteous decline for one that does not.
The workflow decides nothing on its own. It prepares the decision, states what it does not know, and hands the call to the person running it.
How this workflow runs the other skills
Each step below names a component skill by its LenderSkills slug. To run a step:
- Look for the component at
.claude/skills/<slug>/SKILL.mdin the current project (or among the skills already available in this session). If it is there, read it and follow its instructions using the facts in the Deal File. Do not re-ask the user for anything the Deal File already has. - If it is not installed, say so in one line, give the install link
https://lenderskills.ai/skill/<slug>, and run the reduced version described in that step so the workflow can continue. Mark every output produced this wayREDUCED — install <slug> for the full analysisin the Deal File and in the final summary. - After each step, write that step's result into the Deal File before starting the next one.
Never paraphrase a component skill's method from memory when the file is available — read it. The component's own rules (missing-data handling, confidence scoring, red flags) apply inside its step.
At the start, check which components are installed and list any missing ones once, so the user can install them before going further. The quickest route is the Bridge Lender Desk starter kit at https://lenderskills.ai/kit/bridge-lender-desk, which installs most of them in one command.
Step 0 — Open the Deal File and capture the credit box
Create the Deal File (template under Output Format) and fill what the user has already given.
