What this skill does

Produces the quarterly (or monthly) investor package for a mortgage fund. A mortgage fund's investors care about different things than a private equity fund's do — this reports the loan book, credit quality, and yield, not exit multiples.

What it does

  • Manager's letter, one to three pages, plus a fund summary with NAV and distribution yield
  • Loan book tables: composition, concentration, and quarter-over-quarter change
  • A credit quality section covering delinquency, non-accrual, workouts, and REO
  • Allowance roll-forward and a yield bridge
  • Per-investor capital account detail

When to use it

  • The quarterly or monthly investor package is due
  • You are drafting the manager's letter for an investor mailing
  • An investor has asked for interim performance detail
  • You are building the reporting template for a newly launched fund

What to have ready

  • Loan tape as of period end, with balance, coupon, dates, LTV, lien position, property type, state, borrower, and payment status per loan
  • Fund financials — NAV, cash, total assets, allowance, and any fund-level borrowing
  • Period activity — originations, payoffs, extensions, modifications, foreclosures, REO
  • Income detail — interest collected, default interest, extension and late fees, prepayment penalties
  • Capital activity: subscriptions, redemptions, and distributions

How to use it

  1. Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
  2. Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has [BRACKETED] placeholders, and runs a quick test with you.
  3. Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.

"Build the Q2 investor report for the fund — loan tape and financials attached."

What you get back

A complete investor package: manager's letter, fund summary, loan book tables, credit quality section, allowance roll-forward, yield bridge, and capital accounts.

Good to know

  • Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
  • Every draft is a starting point for your own review, not a finished decision.
  • Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.

Mortgage Fund Quarterly Investor Report

A mortgage fund's investors care about different things than an equity fund's investors. They are buying a yield and the credit quality behind it — so the report is built around the loan book, the delinquency picture, and whether the distribution is being earned.

When to use

  • Preparing the quarterly (or monthly) investor package
  • Drafting the manager's letter for an investor mailing
  • Responding to an investor's request for interim performance detail
  • Building the reporting template for a newly launched fund

Inputs to gather

  • Loan tape as of period end — per loan: principal balance, coupon, origination and maturity date, LTV at origination and current, lien position, property type, state, borrower, payment status, and days delinquent
  • Fund financials — NAV, cash, total assets, allowance for credit losses, and any fund-level borrowing (line of credit, repo, or leverage facility)
  • Period activity — loans originated, paid off, extended, modified, or foreclosed; REO acquired or sold
  • Income detail — interest collected, default interest, extension and late fees, prepayment penalties; and interest accrued but uncollected
  • Expenses — management fee, servicing fee, audit, legal, administration
  • Capital activity — subscriptions, redemptions paid, redemption queue outstanding, and distributions paid vs. reinvested
  • Reserve movement — additions to and releases from the allowance, with the reasoning
  • Prior period report — for narrative continuity and consistent metric definitions

Workflow

  1. Confirm scope and basis — period end date, whether figures are audited, reviewed or management-prepared, and label them accordingly. Never present unaudited figures without saying so.
  2. Build the loan book summary
