What this skill does

Prepares and checks the California Mortgage Loan Disclosure Statement (RE 883) — the DRE disclosure a broker owes the borrower on any broker-arranged loan secured by California real property. The value is the validation pass: a signed MLDS cannot be quietly corrected later, so every defect has to be caught before it goes out.

What it does

  • Walks both pages of RE 883 field by field, with the exact PDF field names for programmatic filling
  • Runs a 28-point validation covering the fee grid totals, the cash-at-closing arithmetic, liens, the balloon, and the compensation lines
  • Flags the affiliate-lender questions the form does not label — intended lender, broker-controlled funds under B&P 10241(j), and how compensation is split
  • Catches the trap that business purpose exempts the consumer disclosures but not the MLDS
  • Tells you when RE 883 is the wrong form and RE 885 applies

When to use it

  • A term sheet has been accepted and the disclosure package goes out ahead of loan documents
  • You need to know whether an MLDS is owed on a business-purpose or CFL-licensed deal
  • The lender is an affiliate of the broker and the disclosure has to show it
  • Terms changed after the MLDS was signed and it needs re-issuing
  • You are filling RE 883 programmatically and need the field names and their quirks

What to have ready

  • The executed term sheet or LOI — amount, rate, term, maturity, prepayment terms, and every fee
  • Borrower legal names and exact vesting, and the collateral description or APN
  • The intended lender, and whether it is affiliated with the broker
  • The preliminary title report and any payoff demands, for the liens tables
  • Your broker DRE license, NMLS ID, and the signing representative's own numbers

How to use it

  1. Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
  2. Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has [BRACKETED] placeholders, and runs a quick test with you.
  3. Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.

"Prepare the MLDS for the Oakview land bridge — $2.4M first, interest-only, lender is an affiliate."

What you get back

A completed RE 883 section by section with [TBD] on anything unresolved, a validation summary of what is done, outstanding, and conflicting, and a short note to the loan officer flagging the affiliation answer and any number that disagrees with the term sheet.

Good to know

  • Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
  • Every draft is a starting point for your own review, not a finished decision.
  • Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.

Legal disclaimer

This skill drafts; it does not decide. Its output is not legal, tax, accounting, appraisal, or investment advice, and using it creates no attorney-client, fiduciary, or advisory relationship. Nothing it produces is a commitment to lend or an offer to sell a security. Verify every number, date, citation, and conclusion against the source documents, and have a qualified professional licensed in the relevant jurisdiction review the work before you rely on it or send it to a borrower, investor, counterparty, or regulator. Skill name
mlds-re883
What it does
Prepares and validates the California Mortgage Loan Disclosure Statement (RE 883) — the DRE disclosure the broker gives the borrower on any broker-arranged loan secured by California real property, covering every cost and expense, broker compensation, the intended lender, other liens, the balloon, and whether the loan is funded with broker-controlled funds.
When it runs
Trigger whenever the user asks about the MLDS or RE 883: "prepare the MLDS", "fill out the mortgage loan disclosure statement", "RE 883", "RE-883", "DRE disclosure", "borrower disclosures", "do we need an MLDS on this", "when does the MLDS get signed", "broker compensation disclosure", "disclose the affiliate lender", "broker controlled funds", "Article 7 compliance", "what disclosures go to the borrower", or when a term sheet has been accepted and the disclosure package goes out ahead of loan documents. Business purpose does NOT exempt a loan from the MLDS the way it exempts consumer disclosures.
What you give it
Deal name, file number, or property address (e.g. "Oakview_SanJose.CA 1234-26")

Mortgage Loan Disclosure Statement (RE 883)

The MLDS is the disclosure a California real estate broker gives the borrower when the broker arranges a loan secured by real property. It is a broker document, not a lender document, and its whole job is to put in front of the borrower the two things the borrower cannot otherwise see: what the loan actually costs and what the broker is being paid, by whom. Where the lender is an affiliate of the broker, that second question is the one the form exists to answer.

The current form is RE 883 (Rev. 10/10), State of California, Department of Real Estate, two pages, fillable — 87 form fields (the appendix at the end of this skill lists the exact PDF field names if you are filling it programmatically). The signature and date lines are not form fields; they are wet-ink or e-sign overlay.

Not legal advice. The DRE-licensed broker arranging the loan is responsible for the disclosure — its accuracy, its delivery, and its retention. This skill assembles and checks it. Where the right answer turns on the statute rather than the form, it says [verify] instead of guessing.

A responsible principal approves anything that goes to a borrower. Preparing and validating the MLDS is the work. Sending it needs an explicit yes.

When an MLDS is required — and when it is not

Required whenever the firm, acting under its CA DRE broker license `[BROKER DRE LICENSE #]`, negotiates or arranges a loan secured by California real property for a borrower. The form's own header ties it to B&P Section 10240, and the cost disclosure to B&P Section 10241.

Business purpose does not get you out of it. A business-purpose loan is exempt from the consumer disclosure regime — TILA, RESPA/TRID, the Loan Estimate — but the MLDS is a DRE broker obligation that attaches to the act of arranging the loan, not to the consumer character of the borrower. The declaration of business purpose on the file kills the consumer disclosures; it does not kill the MLDS. Do not let "it's business purpose" become the reason the MLDS was skipped.

Wrong form / not this form:

  • Non-traditional mortgage loan on 1–4 unit residential property — the form says in terms: THIS IS THE WRONG FORM. See RE 885. Stop and switch.
