A 30/60/90/180-day maturity report that tests every loan's exit plan

Install it in one line — paste a single command into Claude, ChatGPT or Cursor and it writes the skill into your project.

Free, and about thirty seconds: a work email and a six-digit code.

What this skill does

Shows what is maturing across your loan book and whether each loan will actually pay off on time. Groups loans by days to maturity, grades each exit plan by the evidence behind it rather than what the borrower said, tests whether the sale or refinance covers the payoff, and drafts the borrower outreach.

What it does

  • Groups every loan into matured, 0–30, 31–60, 61–90 and 91–180 days to maturity
  • Classifies each exit — under contract, listed, refinance committed or in process, extension option, no plan — by the documents behind it
  • Tests whether the exit can close before maturity and whether it covers the payoff
  • Assigns a risk tier and flags extension request deadlines that close earlier than expected
  • Forecasts when capital will come back, and drafts one outreach message per borrower

When to use it

  • Your monthly portfolio or servicing meeting
  • Planning how much capital will be available to lend next quarter
  • Several loans are coming due and you need to know which ones will ask for extensions
  • An investor or credit line asks about maturities

What to have ready

  • Your loan tape or servicer report with maturity dates
  • Extension terms for each loan, if any
  • Any evidence of exit progress — listings, contracts, refinance term sheets
  • Notes from your last conversations with borrowers

How to use it

  1. Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
  2. Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has [BRACKETED] placeholders, and runs a quick test with you.
  3. Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.

"Here's our servicer report as of [DATE]. Build the maturity pipeline for the next 180 days and draft outreach for anything maturing in the next 60."

What you get back

A maturity report with urgent items first, the full pipeline by risk tier, a six-month repayment forecast, an extension watch list and draft outreach.

Good to know

  • Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
  • Every draft is a starting point for your own review, not a finished decision.
  • Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.
  • For a single extension request on one loan, pair it with the Maturity Extension Request Evaluator. Outreach never promises an extension or modification.

Skill name
maturity-pipeline-manager
What it does
Use when a private lender, servicer or fund manager needs to see what is maturing across the loan book and whether each loan will actually pay off. Trigger on "maturity report," "what's maturing in the next 90 days," "maturity pipeline," "which loans are coming due," "who has an exit plan," "run the 30/60/90," "who needs an extension," "what payoffs can we count on next quarter," "maturity ladder for the fund," "reach out to borrowers maturing soon," or when a loan tape or servicer report with maturity dates is shared. Buckets every loan by days to maturity, classifies each exit (sale, refinance, extension option, no plan) by the evidence behind it, tests whether the exit covers the payoff in time, assigns a risk tier, forecasts repayments, and drafts borrower outreach. Draft-only — never sends.

Maturity Pipeline Manager

Short-term private loans are underwritten on an exit, and many of them reach maturity with the exit still in progress. The lenders who get paid on time are the ones who start asking at 180 days, not the week before. This skill turns the loan tape into a maturity pipeline: every loan bucketed by time to maturity, its exit graded by evidence rather than by what the borrower said, the tight timelines exposed, and the outreach drafted — with a repayment forecast the fund can plan around.

Works for bridge, fix-and-flip, construction, land and small-balance commercial books. For a single extension request on a single loan, use maturity-extension-request-evaluator — this skill is the portfolio view that tells you which loans are going to ask.
