Decide a borrower's extension request: approve, approve with conditions, or decline
Install it in one line — paste a single command into Claude, ChatGPT or Cursor and it writes the skill into your project.
Free, and about thirty seconds: a work email and a six-digit code.

What this skill does
Helps the lender decide when a borrower asks for more time on a loan that is coming due. It separates two questions that often get blurred: does the borrower have a right to extend under the loan documents, and is extending a good credit decision? Then it recommends a decision and drafts your response letter for attorney review.
What it does
- Tests the request against each extension condition quoted from the loan documents: notice timing, no default, fee, value and coverage tests, paydown
- Looks at payment history, current leverage, equity cushion, construction progress against money drawn, and new liens
- Judges whether the exit is real: a listing, a signed contract, or a refinance term sheet, not hope
- Sizes the extension to match the exit timeline, not the borrower's ask
- Recommends approve, approve with conditions (paydown, milestones, reserve top-up) or decline, with reasons
- Drafts an approval or decline letter for attorney review
When to use it
- A borrower asks to extend the maturity date
- A fix-and-flip or bridge loan is maturing and the property is not sold or refinanced
- The borrower missed the extension notice window or is in default
- Before your credit committee meets on the request
What to have ready
- The borrower's request
- The extension terms from the note or loan agreement
- Payment history and current balance
- A current value and evidence of the exit: listing, contract or refinance term sheet
How to use it
- Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
- Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has
[BRACKETED]placeholders, and runs a quick test with you. - Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.
"[BORROWER] wants a [N]-month extension on the [PROPERTY ADDRESS] fix-and-flip, maturing [DATE]. Here's the request, the note and the latest draw inspection. Should we extend, and on what terms?"
What you get back
A recommendation with reasons, the loan-document test, the credit and exit review, a comparison of extending versus not, a list of conditions with deadlines, and a draft letter for attorney review.
Good to know
- Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
- Every draft is a starting point for your own review, not a finished decision.
- Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.
- It flags anything in your reply that could be read as giving up a right, like accepting a late request or overlooking a default, and every decline goes to your attorney before it is sent.
Legal disclaimer
This skill drafts; it does not decide. Its output is not legal, tax, accounting, appraisal, or investment advice, and using it creates no attorney-client, fiduciary, or advisory relationship. Nothing it produces is a commitment to lend or an offer to sell a security. Verify every number, date, citation, and conclusion against the source documents, and have a qualified professional licensed in the relevant jurisdiction review the work before you rely on it or send it to a borrower, investor, counterparty, or regulator. Maturity Extension Request Evaluator
Many private bridge and fix-and-flip loans reach maturity with the project unfinished or unsold. The borrower asks for "just a few more months." Approve too easily and the lender rolls a failing loan into a bigger loss with more accrued interest ahead of it; decline too quickly and it forces a default on a deal that would have paid off in 60 days. This skill separates the two questions lenders tend to blur — does the borrower have a contractual right to extend? and is extending a good credit decision? — and gives a clear recommendation with the conditions that make an extension safe.
It works for bridge, fix-and-flip, construction, land and small-balance commercial loans, whether the lender services in-house or through a servicer.
Where it fits: this is lender-side decisioning. extension-workout-strategy-builder helps a borrower plan their request. problem-loan-and-modification-analyst runs the full workout analysis when the loan is impaired. loan-modification-agreement-drafter drafts the document if the terms change beyond the contractual option.
The recommendation is decision support for the lender's credit authority. Letters are drafts for attorney review — especially any decline, which can affect the lender's position if it later enforces the loan.
