What this skill does
Builds the submarket picture a credit decision needs.
What it does
- Analyzes rent comps and sales comps
- Assesses the supply pipeline and demand drivers
- Reviews demographics and market cycle position
- Places the subject in its competitive set and states the market risk
When to use it
Use this skill when you need to understand how a target property fits within its local market before committing to an acquisition. It is most valuable during due diligence when you want to validate the seller's rent assumptions against real comp data, assess cap rate trends, identify supply-side risks, and understand the demand drivers sustaining (or threatening) the market.
What to have ready
- Property details — address, city, state, submarket name, total unit count, unit mix (studio/1BR/2BR/3BR), year built, and property class (A/B/C)
- In-place rents by unit type (optional) — if you have rent roll data, provide it; otherwise this analysis will research market rents without an in-place comparison
- Asking price or target price — used to calculate the implied cap rate for comparison against market
How to use it
- Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
- Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has
[BRACKETED]placeholders, and runs a quick test with you. - Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.
"Use the Market Study skill — I've got property details address, city, state, submarket name."
What you get back
A structured report covering submarket overview, rent comps, rent comp summary, sales comps, cap rate analysis, supply pipeline, and demand drivers. You get it as readable analysis plus the underlying data, so it can feed straight into a memo or another skill.
Good to know
- Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
- Every draft is a starting point for your own review, not a finished decision.
- Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.
