Loan Tape Analyzer
Check a loan tape for errors, then build the portfolio summary your committee reads

What this skill does
Turns a loan tape — the spreadsheet listing every loan in the book — into the portfolio summary an investment committee, investor or credit-line lender asks for. Checks the tape for errors before trusting it, then works out correctly weighted averages, concentrations, a maturity schedule and delinquency, and writes the summary.
What it does
- Tests the tape first: ties it to the servicer or ledger total, and catches matured loans still marked current, duplicates, stale values and placeholder numbers
- Calculates balance-weighted rate, loan-to-value, loan-to-cost and remaining term, and says what each is weighted by
- Groups a sponsor's separate borrowing entities together before measuring concentration by borrower, state, property type and loan type
- Builds a maturity schedule and delinquency buckets, and compares to the previous tape
- Writes a headline summary with limit breaches, watch items and questions for the servicer
When to use it
- Preparing for an investment committee or quarterly review
- Reporting to fund investors or a credit-line lender
- Reviewing a pool of loans you are thinking of buying
- The tape and the servicer's report don't seem to agree
What to have ready
- The loan tape as a spreadsheet
- The as-of date and the servicer's or ledger's total balance
- Your concentration limits, if you have them
- Last period's tape, for comparison
How to use it
- Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
- Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has
[BRACKETED]placeholders, and runs a quick test with you. - Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.
"Here's our loan tape as of [DATE] and the servicer trial balance. Build the portfolio summary for our investment committee — our single-sponsor limit is [PERCENT]."
What you get back
A portfolio summary: headline bullets, a tape quality report, core metrics, concentrations against limits, maturity and delinquency tables, changes since last period, and watch items — with an optional Excel version.
Good to know
- Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
- Every draft is a starting point for your own review, not a finished decision.
- Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.
- Built for short-term private loan books — bridge, fix-and-flip, construction, land and small-balance commercial. For stress-testing a commercial real estate portfolio, pair it with the CRE Portfolio Concentration and Stress Tester.

This skill drafts; it does not decide. Its output is not legal, tax, accounting, appraisal, or investment advice, and using it creates no attorney-client, fiduciary, or advisory relationship. Nothing it produces is a commitment to lend or an offer to sell a security. Loan Tape Analyzer
A loan tape is the single spreadsheet everyone relies on — the investment committee, the fund's investors, the warehouse lender, a buyer of the pool — and it is almost never fully right. Balances drift from the servicer's records, matured loans still say "current," and one sponsor's nine LLCs look like nine unrelated borrowers. This skill checks the tape before trusting it, then produces the portfolio statistics a committee actually asks for, with every weighted average computed the right way.
Built for private-lender short-term loan books: bridge, fix-and-flip, ground-up construction, land and small-balance commercial, plus DSCR rental loans held on balance sheet. For stress-testing a stabilized commercial real estate portfolio against rate and value shocks, use cre-portfolio-concentration-and-stress-tester; this skill is about what is in the book today, how clean the data is, and when the money comes back.
Step 1 — Intake
| Input | Required? | Notes |
|---|---|---|
| Loan tape | ✅ | One row per loan. Typical fields: loan ID, borrower, guarantor/sponsor, property address, state, property type, loan type, lien, commitment, funded balance, undisbursed holdback, rate, origination date, maturity date, extensions used, value and value date, LTV/LTC/LTARV, payment status, paid-to date |
| As-of date | ✅ | Every age, remaining term and delinquency is measured from it |
| Control total | ✅ | Servicer trial balance or fund ledger total for the same date — the tape must tie to it |
| Concentration limits | Helpful | From fund documents, credit-line covenants or policy (e.g. single borrower ≤ [X]% of the book) |
| Prior tape | Helpful | For changes, roll rates and payoffs since last period |
| Field definitions | Helpful | What "LTV" means on this tape (at origination vs. current; as-is vs. after-repair) and what each status code means |
| Audience | Helpful | Internal IC, investors, credit-line lender, prospective pool buyer — changes what is emphasized |
Minimum viable: a tape with loan ID, balance, rate, maturity, state, property type and status, plus the as-of date. If there is no control total, the summary says "not reconciled to servicer or ledger" on its first line.
Step 2 — Test the tape before using it
Run every test and report the failures by loan ID. The statistics in later steps are only as good as
