Loan Scenario Quote Builder
Two to four loan options side by side, with cash to close shown line by line
Install it in one line — paste a single command into Claude, ChatGPT or Cursor and it writes the skill into your project.
Free, and about thirty seconds: a work email and a six-digit code.

What this skill does
Shows a borrower two to four loan options side by side, built from your own pricing, so they can see what each one really costs. Every piece of cash to close — down payment, points, fees, prepaid interest, reserves — is its own line, so the number at the closing table matches the number you quoted.
What it does
- Lays out options that differ on what the borrower actually trades off: more leverage, lower rate or fewer points, longer term
- Calculates each loan and checks it against your leverage limits, marking any option that would need an exception
- Shows cash to close line by line, plus the cash the borrower needs beyond closing: money to fund the first rehab draw and required reserves
- Compares the total cost of each option over the expected hold, including the case where the project runs long
- Writes a plain two-sentence summary of the trade-off without choosing for the borrower
When to use it
- Before a pricing call with a borrower or broker
- When a borrower asks what happens if they take more (or less) leverage
- When comparing a lower rate against fewer points
- Before issuing a term sheet, to agree the structure first
What to have ready
- Purchase price, rehab or construction budget, and the value or after-repair value
- Your rate, points and leverage for each option
- Your lender fees and an estimate of title, escrow and other closing costs
- Whether interest is charged on the full loan or only on money disbursed, and the expected hold period
How to use it
- Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
- Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has
[BRACKETED]placeholders, and runs a quick test with you. - Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.
"Quote this flip three ways — 80, 85 and 90 percent of purchase — using our pricing: purchase [PRICE], rehab [BUDGET], ARV [VALUE], closing [DATE]."
What you get back
A side-by-side quote the borrower can read, with every cash-to-close line shown and every estimate labelled, plus an internal note on which limits bound and which estimates could move the numbers.
Good to know
- Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
- Every draft is a starting point for your own review, not a finished decision.
- Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.
- Every quote is labelled illustrative and not a commitment, uses only the pricing you enter, and stops if the property will be owner-occupied.

Loan Scenario Quote Builder
Borrowers do not choose a loan on rate. They choose on how much cash they have to bring, and most of them find out the real number at the closing table. A side-by-side quote that shows the down payment, the points, the prepaid interest, the fees, and the reserves as separate lines — at two or three leverage levels — wins the conversation and stops the "your quote said I'd need $60k" call at closing. This skill builds those scenarios from the lender's own pricing and shows every line.
Works for: bridge, fix-and-flip, ground-up construction, and DSCR rental quotes, for lenders quoting direct and brokers quoting a lender's program. It does not set price — it applies the user's. For building the price itself from a rate grid, use pricing-grid-calculator first. For full loan sizing and borrower-profit checks, use fix-and-flip-deal-sizer; to find the maximum loan under every test at once, loan-sizing-constraint-solver.
Step 1 — Intake
| Input | Required? | Notes |
|---|---|---|
| Deal basics | ✅ | Purchase price (or payoff on a refi), rehab / construction budget, as-is value, ARV or stabilized value |
| Pricing for each scenario | ✅ | Rate, origination points, and leverage for each option. From the user — never supplied by this skill |
| Leverage basis | ✅ | Percent of purchase + percent of rehab, or percent of total cost (LTC), and the caps on LTV / LTARV |
| Lender fees | ✅ | Underwriting, processing, doc prep, draw fees, wire fees — each named, not bundled |
| Interest method | ✅ | Dutch (interest on the full commitment from day one) or non-Dutch (interest only on funds disbursed). Changes the payment materially on rehab loans |
| Day count | Helpful | Actual/360 or 30/360 for prepaid interest. Default to Actual/360 and label it |
| Third-party closing costs | ✅ | Title, escrow, recording, transfer tax, appraisal, insurance premium. The user's estimate; mark each as an estimate |
| Earnest money and seller credits | Helpful | Already-paid deposits reduce cash due at closing |
| Interest reserve or required liquidity | Helpful | Funded reserve (financed or borrower-paid) vs. post-close liquidity the borrower must show |
| Expected hold period | ✅ | Months to sale or refinance — drives total cost |
| Closing date | Helpful | For prepaid interest. Otherwise assume mid-month and say so |
