Free, and about thirty seconds: a work email and a six-digit code.

Screened

Downloading shares your name, firm, role, and email with Avi Hacker, J.D.. That introduction is what keeps every skill here free.

What this skill does

Screen a new CRE loan request, size it under every test, and return pursue, restructure, or decline.

When to use it

Use this skill at intake, when a broker package, borrower request, or relationship officer memo first reaches the credit side and someone has to decide whether the request is worth full underwriting. It answers four questions: does this belong in our book, how much will it actually support, which test binds, and what would have to be added to make it approvable.

What to have ready

  • The ask: loan amount requested, purpose (acquisition, refinance, cash-out, construction, bridge to stabilization, recapitalization), and requested term, amortization…
  • Property and income: type, subtype, market, year built, size (units, square feet, keys), occupancy, condition or capital plan; trailing 12 and trailing 3 operating…
  • Value and cost: purchase price and sources and uses, or existing basis and payoff; any existing appraisal with its effective date and value type (as-is, as-completed…
  • Sponsor: ownership structure, sponsor and guarantor names, experience with the property type and market, and the proposed guarantee form
  • Your institution's parameters: minimum DSCR, minimum debt yield, maximum LTV and LTC by property type, maximum tenor and amortization, interest-only policy, trade area…

How to use it

  1. Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
  2. Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has [BRACKETED] placeholders, and runs a quick test with you.
  3. Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.

"Use the Loan Request Screening & Sizing skill — I've got the ask."

What you get back

A structured report covering product and policy fit, cash flow and value cases, sizing tests, policy exceptions, and indicative structure. You get it as readable analysis plus the underlying data, so it can feed straight into a memo or another skill.

Good to know

  • Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
  • Every draft is a starting point for your own review, not a finished decision.
  • Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.

Legal disclaimer

This skill drafts; it does not decide. Its output is not legal, tax, accounting, appraisal, or investment advice, and using it creates no attorney-client, fiduciary, or advisory relationship. Nothing it produces is a commitment to lend or an offer to sell a security. Verify every number, date, citation, and conclusion against the source documents, and have a qualified professional licensed in the relevant jurisdiction review the work before you rely on it or send it to a borrower, investor, counterparty, or regulator. Laws, rates, and market data change. The final work product is yours.

Inside this skill

The actual file you get. Members can read it in full before saving it.

Skill name
loan-request-screening-and-sizing
What it does
Screens an incoming commercial real estate loan request from the lender side: product and policy fit, loan sizing under LTV, LTC, DSCR, debt yield, per-unit basis, and an exit/refinance test, the controlling test, every policy exception with its approval level, and a PURSUE / PURSUE WITH STRUCTURE / DECLINE verdict with an indicative structure.
When it runs
Trigger when a broker package or borrower request arrives and someone asks \"is this worth underwriting,\" \"how much will this support,\" \"size this loan,\" \"which test binds,\" \"screen this deal,\" or wants an indicative term structure before full underwriting.

Loan Request Screening and Sizing

Screen an incoming U.S. commercial real estate loan request for product and policy fit, size it under every applicable test, identify the controlling test, and return a pursue / pursue with structure / decline verdict with an indicative structure.

When to Use This Skill

Use this skill at intake, when a broker package, borrower request, or relationship officer memo first reaches the credit side and someone has to decide whether the request is worth full underwriting. It answers four questions: does this belong in our book, how much will it actually support, which test binds, and what would have to be added to make it approvable. It is written for bank and credit union credit analysts and underwriters, and for debt fund, life company, agency, and CMBS originations and credit staff. It is educational decision support, not legal, tax, investment, accounting, or financing advice; your institution's board-approved credit policy, delegated authorities, and exception process control over anything here.
