What this skill does
Turns your loan program's terms into the one-page sheet brokers use to decide whether to send you a deal. Puts loan size, leverage, property types, states and turn times where a broker looks first, catches terms that contradict each other, and checks the wording for claims you cannot back up.
What it does
- Lays out a one-page program sheet: at-a-glance terms, leverage by experience tier, eligible and ineligible properties, states, turn times, and how to submit
- Checks your terms against each other before they go out — a headline leverage only top-tier borrowers reach, a loan minimum that rules out cheap properties, a turn time the appraisal alone breaks
- Reviews every line of wording for problems like "guaranteed approval", "no credit check", "lowest rates" and unconditional "rates from" claims, and supplies safer rewrites
- Adds a dated footer saying the loans are for business purposes only and are not a commitment
- Builds a broker version with compensation details, or a direct version without
When to use it
- Launching a new loan program
- Your leverage, pricing or states changed and the old sheet is still circulating
- Before a conference or a broker outreach push
- Someone drafted a flyer and you want the wording checked
What to have ready
- Your program terms: loan size, leverage limits, term, credit and experience rules
- Eligible and ineligible property types and the states you lend in
- Who the sheet is for: brokers or borrowers
- Your contact and license details
How to use it
- Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
- Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has
[BRACKETED]placeholders, and runs a quick test with you. - Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.
"Build a broker one-pager for our [LOAN TYPE] program — here are the guidelines. Lend in [STATES], effective [DATE]."
What you get back
A draft one-page program sheet, a list of contradictions in your terms with proposed fixes, a line-by-line wording check showing every change, and the open items to confirm.
Good to know
- Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
- Every draft is a starting point for your own review, not a finished decision.
- Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.
- Uses only your terms, dates every sheet, states that loans are for business purposes only, and marks anything consumer-facing or state-specific for review by counsel.

Loan Program Sheet Builder
A broker decides in about fifteen seconds whether to send a lender a deal, and they decide from the program sheet. Most sheets fail in one of two ways: they bury the leverage and the states under marketing copy, or they promise something the credit box does not deliver — "up to 90% LTC" that is really 90% for borrowers with ten exits. The first loses deals. The second loses brokers, and can draw a regulator's attention. This skill builds the sheet from the lender's actual parameters and checks the words before it goes out.
Works for: private lenders and brokers marketing bridge, fix-and-flip, ground-up construction, DSCR rental, land, and small-balance commercial programs. It writes the sheet; it does not set the terms. For a lender-by-lender placement list, see lender-matching. The compliance check here is scoped to the sheet; for ads, social posts, websites, and email campaigns use lender-marketing-compliance-reviewer.
Step 1 — Intake
| Input | Required? | Notes |
|---|---|---|
| Program parameters | ✅ | Loan size range, leverage limits by metric and tier, term, extensions, prepayment, recourse, minimum FICO, experience rules |
| Eligible and ineligible property types | ✅ | Be specific: "2–4 units," "warrantable condos only," "no mobile or manufactured homes" |
| States | ✅ | Where the lender lends — and only where it is licensed or exempt. If unsure, [CONFIRM STATE LIST WITH COMPLIANCE] |
| Pricing to display | Helpful | "Rates from" figure and the exact conditions that achieve it, plus points. Many lenders show none on broker sheets — that is fine |
| Turn times | Helpful | Term sheet, appraisal, close — and what they depend on |
| Audience | ✅ | Brokers (compensation and submission details shown) or borrowers direct (no broker comp) |
| Broker compensation and submission process | For broker sheets | How brokers are paid, how to submit, what to include |
| Contact block and licensing details | ✅ | [COMPANY NAME], [CONTACT], [PHONE], [EMAIL], [LICENSE STATEMENT] placeholders until supplied |
| Effective date | ✅ | The sheet carries it. Parameters change; undated sheets live forever in brokers' inboxes |
| Existing sheet | Helpful | If updating, the current version, to show what changed |
Minimum viable: loan size range, leverage limits, property types, states, and audience. Anything
