What this skill does

Once you and the borrower have agreed to change a loan's terms, this drafts the modification agreement. It changes only what was agreed, keeps the guarantors on the hook, doesn't give up rights by accident, and flags what could cost the lender its place in line against other liens. Draft for attorney review.

What it does

  • Builds a side-by-side table of current and new terms, with the math for any interest or fees added to the balance
  • Flags lien-priority questions on new money, a higher rate or a later maturity, and requests the right title coverage
  • Drafts the agreement: balance acknowledgment, the changes, conditions before it takes effect, guarantor reaffirmation, release, and language that preserves the lender's rights
  • Names every existing default and says whether it is waived, cured or reserved
  • Writes a plain-English summary of what the lender gives and gets

When to use it

  • You have agreed to change the rate, maturity, payment or balance on an existing loan
  • Accrued interest or fees are being added to the balance
  • A modification comes with a paydown, new collateral or new reserves
  • You need guarantors to reaffirm before the change takes effect

What to have ready

  • The agreed modification terms
  • The original note, security instrument, guaranty and any earlier modifications
  • A payoff or balance statement as of a stated date
  • Any known defaults and any liens recorded after yours

How to use it

  1. Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
  2. Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has [BRACKETED] placeholders, and runs a quick test with you.
  3. Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.

"We agreed to extend [BORROWER]'s loan on [PROPERTY ADDRESS] to [DATE], raise the rate to [RATE], add accrued interest to the balance and take a [AMOUNT] paydown. Here are the loan docs and balance statement. Draft the modification."

What you get back

A lender summary, a current-versus-new terms table, lien priority and title flags, a full draft agreement, a tracker of conditions before it takes effect, and a checklist for your attorney.

Good to know

  • Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
  • Every draft is a starting point for your own review, not a finished decision.
  • Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.
  • It never waives a default by implication, flags any guarantor who will not sign as a stop item, and leaves state-specific release language for your attorney.

Legal disclaimer

This skill drafts; it does not decide. Its output is not legal, tax, accounting, appraisal, or investment advice, and using it creates no attorney-client, fiduciary, or advisory relationship. Nothing it produces is a commitment to lend or an offer to sell a security. Verify every number, date, citation, and conclusion against the source documents, and have a qualified professional licensed in the relevant jurisdiction review the work before you rely on it or send it to a borrower, investor, counterparty, or regulator. Skill name
loan-modification-agreement-drafter
What it does
Use when a lender and borrower have agreed to change the terms of an existing private loan and the lender needs the modification agreement drafted. Trigger on "draft the loan modification," "mod agreement," "paper the modification," "we agreed to extend and change the rate," "capitalize the accrued interest," "add a paydown to the mod," "guarantor reaffirmation," "modification with a release," "do we need a title endorsement for the mod," "record a memorandum of modification," or when agreed modification terms are attached with the original note, security instrument and guaranty. Builds a current-vs-modified term table, drafts the agreement with balance acknowledgment, conditions to effectiveness, guarantor reaffirmation, release, no-waiver and no-novation language, flags lien-priority and title issues, and lists what counsel must confirm. Draft for attorney review only.

Loan Modification Agreement Drafter

Once the business deal on a modification is done, the risk moves into the paper. A modification drafted loosely can release a guarantor who never consented, lose lien priority to a junior lender on the new money, waive defaults the lender meant to reserve, or read as a new loan altogether. This skill turns the agreed terms into a draft agreement that changes only what was agreed, keeps everything else in force, and tells counsel exactly which state-specific points to confirm.

It works for bridge, fix-and-flip, DSCR rental, construction, land and small-balance commercial loans made for business purposes.

Where it fits: problem-loan-and-modification-analyst decides whether and how to modify (recovery analysis, alternatives). maturity-extension-request-evaluator decides on extension requests. This skill drafts the document once terms are agreed. For a standstill while the borrower cures or sells, use forbearance-agreement-drafter instead.

Everything here is a draft for review and completion by the lender's attorney. Priority, release, usury and recording rules vary by state; nothing here is a legal conclusion.
