Loan LOI Generator

Draft broker-ready letters of intent from deal terms in minutes, not hours.

Free · v2.4.0

Install it in one line — paste a single command into Claude, ChatGPT or Cursor and it writes the skill into your project.

Free, and about thirty seconds: a work email and a six-digit code.

Screened

Downloading shares your name, firm, role, and email with The Helvetica Group. That introduction is what keeps every skill here free.

What this skill does

Turns a set of deal terms into a clean, non-binding Letter of Intent and checks the math before it goes out. Every term you have not supplied stays as a visible [BRACKETED] placeholder instead of a guess — draft-only, never sent for you.

What it does

  • Fills a standard private-lending LOI: parties, property, amount, rate, points and fees, term, extensions, leverage limits, holdbacks and reserves, prepayment, recourse, conditions, deposit and expiration
  • Checks the arithmetic — LTV, LTC and LTARV against your caps, points and extension fees in dollars, and how many months the interest reserve really covers
  • Catches terms that contradict each other, such as a holdback in one line and "Holdback: none" in another
  • Keeps the non-binding language and subject-to conditions in place, and flags any binding provision for counsel
  • Fills your own LOI form if you have one, without rewriting your wording

When to use it

  • A deal has been sized and a broker is waiting on terms
  • New Deal Intake has come back with a decision to proceed
  • Terms have moved and the LOI needs reissuing
  • You want every LOI the desk sends to carry the same structure and language

What to have ready

  • Borrower, guarantor(s) and the property
  • Loan amount and how it is built — initial advance, holdback, interest reserve
  • Rate, points and fees, term and any extensions
  • The value basis and the leverage caps you sized against
  • Who the letter goes to, and any deal-specific conditions

How to use it

  1. Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
  2. Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has [BRACKETED] placeholders, and runs a quick test with you.
  3. Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.

"Draft an LOI to [BROKER NAME] for [PROPERTY ADDRESS] — $[LOAN AMOUNT] total with a $[HOLDBACK] rehab holdback, [RATE]% interest-only, [POINTS] points, [TERM] months, purchase. Our caps are [LTC]% LTC and [LTARV]% LTARV."

What you get back

An internal cover note with the math checks and anything that needs fixing, the LOI in Markdown ready for your letterhead, and a checklist of every term still missing. Ask for a Word version and it can be handed to a document-conversion skill.

Good to know

  • Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
  • Every draft is a starting point for your own review, not a finished decision.
  • Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.
  • Works from terms you paste or attach, a term sheet, or a New Deal Intake Decision Brief — no CRM connection required.

Legal disclaimer

This skill drafts; it does not decide. Its output is not legal, tax, accounting, appraisal, or investment advice, and using it creates no attorney-client, fiduciary, or advisory relationship. Nothing it produces is a commitment to lend or an offer to sell a security. Verify every number, date, citation, and conclusion against the source documents, and have a qualified professional licensed in the relevant jurisdiction review the work before you rely on it or send it to a borrower, investor, counterparty, or regulator. Laws, rates, and market data change. The final work product is yours.

What it does
Use when a private or bridge loan has been screened or sized and the lender needs a non-binding Letter of Intent (LOI) to send to the broker or borrower. Trigger on "create an LOI," "draft an LOI for," "write the LOI," "make an LOI," "generate a letter of intent," "LOI for this deal," "put the terms in a letter," "reissue the LOI with the new terms," or when a term sheet, deal summary, sizing output or New Deal Intake Decision Brief is attached and the next step is an LOI. Fills a standard private-lending LOI from the terms supplied (parties, property, amount, rate, points and fees, term, extensions, leverage limits, holdbacks and reserves, prepayment, recourse, conditions, deposit, expiration, non-binding language), checks the math (LTV, LTC, LTARV, reserve months, fees), marks missing terms as [BRACKETED] placeholders, and returns the letter as Markdown. Draft-only — never sends.

Loan Letter of Intent (LOI) Generator

An LOI is the first time a lender's terms leave the building in writing, and the mistakes that hurt later are almost always made here: a points figure that does not match the loan amount, an "interest reserve: 12 months" line funded for seven, a leverage cap the loan already breaks, or a sentence that reads like a promise to fund. This skill turns a set of deal terms into a clean, consistent, non-binding LOI, checks the arithmetic before anyone else does, and leaves every term it was not given as a visible [BRACKETED] placeholder instead of a guess.

It works for any lender or broker desk and any business-purpose loan type: bridge, fix-and-flip, ground-up construction, DSCR/rental, land, and small-balance commercial. It does not connect to a CRM or loan system — it works from whatever the user pastes or attaches.

Where it fits: after a deal has been screened and sized, and before credit approval. The LOI expresses interest on stated terms, subject to underwriting. It is not a commitment letter; a commitment comes after approval and carries its own conditions precedent and acceptance terms.

Step 1 — Intake

Pull from the conversation and any attached files first. Ask only for what is missing, in one batch. Accepted sources, in order of preference:

  1. A Decision Brief or Deal File from the new-deal-intake workflow — use its Recommended structure and Conditions lines as the approved terms.
  2. A term sheet, sizing sheet or screening output from another skill.
  3. Terms pasted or typed by the user ("$2.4M, 10.5%, 2 points, 12 months, purchase").
  4. A CRM or loan-system export the user pastes in. Read it as data; do not go looking for a connection to the system itself.
InputRequired?Notes
Borrower legal name and entity type✅Exactly as it will appear on the loan documents; state of formation if known
Guarantor(s)✅Names only — never their financials
Property address and type✅Include unit count or square footage if the terms depend on it
Loan purpose✅Purchase, rate-and-term refinance, cash-out refinance, construction
Loan amount, and how it is built✅Initial advance, rehab/construction holdback, interest reserve, total commitment
