Install it in one line — paste a single command into Claude, ChatGPT or Cursor and it writes the skill into your project.

Free, and about thirty seconds: a work email and a six-digit code.

What this skill does

Assembles the loan document order you send to doc-prep counsel — every term needed to draw the note, security instrument, and guaranty — plus the narrow set of title items that must be answered before drawing starts. The value is not the form; it is the validation pass that runs before the order goes out.

What it does

  • Lender, broker, borrower, and guarantor blocks with exact vesting and entity descriptors
  • All economic terms, the payment and maturity structure, reserves, and the guaranty
  • A hard stop on occupancy — a consumer-purpose loan is the wrong instrument and it says so
  • Validates the order for internal conflicts before you send it
  • Separates out the title requests that must be answered before documents can be drawn

When to use it

  • A deal is approved and you are ready to order documents
  • You are sending terms to doc prep and want them checked first
  • A term changed after approval and the order needs rebuilding
  • You want the title requests raised early rather than during the closing week

What to have ready

  • Approved deal terms — amount, rate, points, term, amortization, reserves, and the guaranty
  • Borrower and guarantor legal names and exact vesting
  • The property, its occupancy status, and the collateral description
  • The preliminary title report or commitment, if you have it
  • Closing date and the doc-prep firm you are ordering from

How to use it

  1. Download it with the button above. You'll sign in with a work email — that's how the creator knows who is using their skill.
  2. Copy the install prompt from the "Run it in Claude" box, and paste it into Claude along with the file. Claude installs the skill, fills in your firm's details where the file has [BRACKETED] placeholders, and runs a quick test with you.
  3. Then just ask in plain English. Claude picks the skill up on its own when a request matches it. Anything it still needs, it asks you for — it won't invent a number.

"Order loan docs for the Oakview deal — approved terms are in the credit memo, prelim attached."

What you get back

A complete document order ready to send to counsel, with a validation summary of anything inconsistent, plus a separate list of title requests. Counsel draws exactly what the order says — a term that changes after drawing costs a redraw fee and a closing date.

Good to know

  • Output quality tracks input quality. A missing figure is flagged as missing — it is never estimated to fill a gap.
  • Every draft is a starting point for your own review, not a finished decision.
  • Runs anywhere Claude does: the Claude app, Claude Desktop, or Claude Code.

Legal disclaimer

This skill drafts; it does not decide. Its output is not legal, tax, accounting, appraisal, or investment advice, and using it creates no attorney-client, fiduciary, or advisory relationship. Nothing it produces is a commitment to lend or an offer to sell a security. Verify every number, date, citation, and conclusion against the source documents, and have a qualified professional licensed in the relevant jurisdiction review the work before you rely on it or send it to a borrower, investor, counterparty, or regulator. Laws, rates, and market data change. The final work product is yours.

Skill name
loan-doc-request
What it does
Assembles a loan document order for doc-prep counsel — every term needed to draw the note, security instrument, and guaranty — and the title requests that must be answered before documents can be drawn.
When it runs
Trigger whenever the user asks to order loan documents, draw docs, or send terms to doc prep: "order the loan docs", "send this to doc prep", "loan document request form", "doc order", "draw the note and deed of trust", "request loan documents", "send the terms to counsel", "fill out the doc order", "what does doc prep need", "order docs on this deal", "prior to docs", or when a term sheet has been accepted and the next step is documents. Validates every term against the executed term sheet and flags internal conflicts before the order goes out, because a change after drawing means a redraw fee and a lost closing date.
What you give it
Deal name, property address, or accepted term sheet (e.g. "Oakview_Springfield.TX")

Loan Document Order

Two deliverables:

  1. The order — every term doc-prep counsel needs to draw the loan documents, in the order they ask for it, with nothing missing.
  2. The title requests — the handful of things title must confirm before documents are drawn: exact vesting, the legal description to be insured, lien position, and payoff figures.

The job is not filling in a form. It is catching the conflict before the order goes out. Counsel draws exactly what the order says; a term that changes after drawing is a redraw fee and a slipped closing, and a term that was wrong but internally consistent gets signed.

Not legal advice. Doc-prep counsel drafts the documents and is responsible for their form and enforceability. This skill assembles and checks the instructions counsel works from.

Structural credit. The field structure follows the loan document order form used by Geraci LLP, long the standard in private-lending document preparation. The validation checks and title requests here are The Helvetica Group's own; this skill is not affiliated with or endorsed by Geraci LLP.

Hard stop — occupancy

If the collateral is residential and owner-occupied, or will be occupied by the borrower or a family member, stop and flag it. That is consumer-purpose territory with a different licensing, disclosure, and documentation regime, and the business-purpose document set is the wrong set. Do not produce the order and note it as business purpose anyway. Raise it and let the loan officer decide.

Confirm and record the answer for every property on the order, even when the answer is obviously no — counsel asks because the whole document set turns on it.

Part 1 — The order

Collect every field. Mark unknowns [TBD] and list them — never guess a term, a name, or a fee.
